Downtown FW, Art This Way bring Studio Giftig mural to The Landing.

Downtown FW, Art This Way bring Studio Giftig mural to The Landing. By Adams News May 13, 2026 | 5:26 AM FORT WAYNE, Ind. (ADAMS) - Downtown Fort Wayne and Art This Way have announced that internationally recognized artist duo Studio Giftig will create a large-scale mural at 206 Pearl Street on The Landing. Installation will begin in mid-May, with completion anticipated in late May. The mural will span the north-facing elevation of the building, home to Tolon and Randall Lofts Apartments, and will expand the growing collection of public art along South Harrison Street and the Urban Trail corridor. The following was released: A press conference and dedication event will take place on Friday, May 22, 2026, at 4:00 p.m. at the mural site. The public is encouraged to attend and to visit The Landing throughout the installation process. Studio Giftig, Niels van Swaemen and Kaspar van Leek, is a Netherlands-based artist duo known for photorealistic and surrealistic murals. Since 2007, they have created large-scale works across Europe and the United States, including Miami, Florida. Their work has earned international recognition, including the "Best Mural Worldwide" award in both 2022 and 2024, most recently for Echoes of Harmony, which explored the unifying power of music. The Fort Wayne mural draws inspiration from the city's identity as the City of Three Rivers. Water is used as a visual thread to represent connection, continuity, and the passage of time. The composition also incorporates apples as symbolic elements, referencing the region's natural richness and the legacy of Johnny Appleseed, while representing knowledge, insight, and awareness. The apples will emit a soft glow, serving as both a literal and figurative source of light within the piece. "We believe that public art is more than just paint on a wall; it's a transformative catalyst for community pride and identity," said Greg Olson, Regional Vice President of Development at The Michaels Organization, property owner of 206 Pearl Street. "The Michaels Organization is thrilled to partner with the City of Fort Wayne and Art This Way to bring Studio Giftig's incredible vision to life. Randall Lofts isn't just a building. It is now a vibrant landmark in Fort Wayne's growing cultural landscape." The project builds on recent public art momentum in the area, including eight murals installed at 222 Pearl Street last fall that celebrate Fort Wayne's music culture and the Pearl Arts Center. 96.3xke is grateful for the partnership of The Michaels Organization and the support of the Randall Lofts community. Funding for this project is made possible through the Community Foundation of Greater Fort Wayne's Agile Grant, the Knight Foundation Fund, CertaPro Painters, and Downtown Fort Wayne. The Michaels Organization's new White Paper addresses the housing challenges impacting the nation's healthcare systems. Michaels' report spotlights how creative collaborations with real estate developers can offer attainable workforce housing solutions to healthcare systems that boost recruitment and retention, while reducing overall operational costs. CAMDEN, N.J., February 17, 2026 (Newswire.com) - The Michaels Organization, a national leader in residential real estate that has been pioneering solutions to the nation's housing challenges for more than 50 years, has released its latest White Paper, examining how innovative partnerships can help alleviate the lack of affordable workforce housing impacting healthcare systems across the country. The white paper is available for download from Becker's Healthcare, a leading media platform for healthcare decision-makers, and can also be requested through Michaels' website. "Attainable housing, sometimes called Workforce or Middle Market Housing, refers to housing that is affordable to people earning between 80 and 120 percent of an Area's Median Income," explains Milton Pratt, Jr., Michaels' Executive Vice President. "Lack of attainable housing for their workforce strains healthcare systems' recruitment and retention efforts as well as their overall operational costs." The white paper presents insights into how leading healthcare systems across the country are engaging with private sector developers, like Michaels, to pursue innovative solutions to their unique housing challenges. These collaborations leverage the distinct strengths and resources of each partner to address housing needs while supporting workforce stability. "Tapping the expertise of a developer that can provide turnkey solutions from conception to completion allows healthcare professionals to concentrate on healthcare, while the developer delivers the housing," said Pratt. The Benjamin on Franklin: 364 Units Advance Worcester's Downtown Growth

The Benjamin on Franklin: 364 units advance Worcester's downtown growth. A new residential anchor near Union Station. The Benjamin on Franklin brings new housing and modern amenities to a key site in downtown Worcester. The Michaels Organization and GoVenture Capital are developing the community at 274 Franklin Street with Maugel DeStefano Architects and H+O. The five-story building will include 364 apartments supported by more than 80,000 square feet of amenity space. A 3.23-acre site spanning Franklin, Arctic, and Hygeia Streets places residents steps from Union Station, offering access to commuter rail service toward Boston and convenient links to downtown and the Canal District. Housing designed around transit. Renovation work at Union Station increased activity in surrounding blocks and helped shape demand for homes near transit. The Benjamin on Franklin advances this pattern by delivering housing beside a major regional transportation hub. Direct rail access and walkability reinforce the project's long-term appeal and support continued growth in Worcester's downtown core. Homes and amenities supporting daily living. The new multi-family development includes 364 apartments, with 36 designated for households earning 60 percent of the area median income. Remaining homes serve the workforce and market-rate renters. Amenities include a co-working space, fitness center, game room, rooftop deck, outdoor gathering areas, and bicycle storage. Electric vehicle charging stations are also part of the program. A Capital strategy built for stability. Project cost is about $120 million. The Michaels Organization secured a $53 million construction loan to advance the build-out. Safehold Inc. provided a ground lease structure, and Worcester approved a 15-year tax increment financing agreement valued at approximately $11.3 million. These components form a stable financial foundation for the development. Structural planning supports urban delivery. H+O worked with Maugel DeStefano to develop a structural layout aligned with residential planning and amenity needs. Early coordination organized courtyard framing, interior community spaces, and ground-level circulation so design progression remained clear and efficient. Proximity to Union Station and adjacent utilities required careful alignment with existing infrastructure. Addressing site constraints early reduced potential conflicts during construction and supported predictable delivery. A development aligned with Worcester's momentum. Downtown Worcester continues to evolve through transit investment and activity in the Canal District. The Benjamin on Franklin adds new housing in a central, walkable location connected to transportation, employers, and community amenities, contributing to sustained residential growth in the district. At H+O Structural Engineering, H O bring structure, clarity, and cost alignment to large multifamily projects from early design through construction. Its process strengthens budget control, supports schedule reliability, and maintains design intent.
