This is a selection of the latest planning applications submitted to the Royal Borough of Windsor and Maidenhead. Pending: A coffee shop near Windsor and Eton Central Station which creates a 'visual and physical bottleneck' could be demolished. Windsor and Eton Central Station is a Grade II-listed building which was built in 1849 and opened by 1850. In the 1990s, the station was renovated to introduce a shopping concourse, and was redeveloped again in 2007, when the retail area was extended. A Caffe Nero kiosk has been based on the station's eastern concourse for a number of years. But a listed building application has now been submitted to the Royal Borough, seeking permission to demolish it. The Caffé Nero kiosk 'creates a physical and visual bottleneck ', the plans, submitted by applicant company AEW UK, said. "[It] blocks the space, prevents open views to the roof and coupled with the steel roof cladding, creates a dark and uninviting space," they added. If the council gives the plans the go-ahead, the application says this would create a more open space within the station 'that better celebrates the Victorian architecture'. The plans aim to improve pedestrian flow around the station and create a space for various activities and events. This proposal is part of wider plans for the eastern part of the shopping concourse to open up the space and provide more light as well as an open space within the centre, the application said. Pending: Part of a building in St Leonards Road could be turned into a four-bedroom house in multiple occupation (HMO). The three-storey building at 5A St Leonards Road in Windsor has offices on the upper floors and a cocktail and champagne bar on the ground floor. Daniel More, the applicant, submitted plans to the Royal Borough seeking permission to turn the first and second floor into a house of multiple occupation (HMO). The site already has permission to turn the office space into apartments, but the current application wants to instead refurbish the space into an HMO - a house shared by three or more tenants from separate households. "Houses in multiple occupation meet a recognised need for smaller and more affordable accommodation," the application said. The ground floor bar, No5, will be 'retained and unaffected' by the proposals, it added. On the first floor, two bedrooms are proposed, each with an ensuite bathroom and a hallway. Two ensuite bedrooms are proposed on the second floor as well as a communal kitchen. Residents would enter the HMO from the ground floor where the cocktail bar is currently located. The space would also serve as a refuse store for the apartments and a cycle store. There is no off-street parking proposed because the building is in the heart of Windsor with shops, bus stops and Windsor and Eton Central Station nearby, the application said. Pending: A proposal has been submitted to the Royal Borough looking to convert a Stroud Farm barn into a family home. Stroud Farm is located in Holyport with various agricultural structures, some of which are Grade II listed buildings. The dairy barn that could be converted into a home is not listed but is surrounded by such structures. This refurbishment will bring forward a 'sustainable long-term future for the barn', the application said. If plans are approved, a three-bedroom home featuring a courtyard garden and two parking spaces could be built. "It will provide a modest, high-quality home with improved thermal performance, modern construction standards, and a layout that respects the proportions of the existing [barn] structure," the application said. The refurbishments will include upgrading the external cladding of the barn and introducing new windows, but the materials chosen will 'ensure the converted barn remains sympathetic to the rural setting', it added. A widely popular coffee chain is making moves to open a new branch in Glasgow city centre. Caffè Nero, the Italian-style coffee house brand founded by Gerry Ford in the 1990s and now operating more than 1,000 stores across 11 countries, has submitted plans to transform the unit at 50 Bothwell Street. Display of new signage for the unit was approved on April 16, and a further planning application to convert the space into a coffee shop has been lodged with Glasgow City Council and is currently awaiting approval. Planning documents state that neighbours in the surrounding area have been notified of the proposals. Caffè Nero already has several city centre branches, including sites on Sauchiehall Street and Hope Street, and another at Gordon Street near Glasgow Central Station.

Caffé Nero officially moved out of the Buck's Head Building on Argyle Street on February 14. This is in preparation for Black Sheep Coffee taking over the premises. In January, we reported that a planning application had been submitted to Glasgow City Council to replace the signage on the unit. According to documents, the branding would be switched to that of Black Sheep Coffee. These would be illuminated and show the company's name and logo. The brand already has stores on Renfield Street, George Street, Byres Road, Sauchiehall Street, and Glasgow Central. Planning bosses at the local authority are expected to decide on the proposals by Friday, March 20, 2026.

London-Based Caffè Nero proposes $2.9 million bid to acquire Compass Coffee following bankruptcy filing. Caffè Nero, a coffee house chain based in London, has proposed a $2.9 million bid to acquire nearly all assets of Compass Coffee, following Compass Coffee's Chapter 11 bankruptcy filing on January 6. This stalking horse bid was disclosed in a bankruptcy court filing, triggering a timeline set by the U.S. Bankruptcy Court in D.C. that allows until January 30 for parties to object to the sale, and until February 12 for other bidders to make counteroffers. An auction is scheduled for February 17, with the successful bidder and a backup announced on February 18, leading to a hearing on the proposed sale on February 26. Caffè Nero has entered a preliminary agreement to purchase 15 stores from Compass Coffee, which is currently undergoing bankruptcy proceedings in the Washington D.C. area. A spokesperson for Caffè Nero stated the company's intent to retain as many jobs as possible and continue operating these locations as coffeehouses. Although Caffè Nero lacks a local presence, it has over 1,000 locations in 11 countries and began U.S. operations in 2014 in Boston, with plans to increase its New England outlets. The acquisition would provide Caffè Nero a foothold in the D.C. area, potentially allowing for future expansion in Greater Washington and beyond. However, other competitors, including Starbucks, are reportedly evaluating bids for Compass Coffee, leaving uncertainty regarding whether Caffè Nero will win the bidding process. The sale encompasses 15 leased sites that Compass Coffee aims to retain in the bankruptcy arrangement, while previously planning to cancel leases on 10 sites, including a roasting plant at 1401 Okie St. NE, entangled in a landlord-tenant dispute over unpaid rent exceeding $1 million. Caffè Nero names Lysa Hardy as UK CEO. She will be overseeing the UK operations, reporting to Group CEO Gerry Ford. Caffè Nero has appointed Lysa Hardy as UK CEO of the brand. She takes up the role with immediate effect and will run the UK business, reporting to group CEO Gerry Ford. Hardy joins from Hotel Chocolat, where she was CEO, and has more than 20 years' experience in UK retail. Her previous roles include key roles at T-Mobile, Joules, and Holland & Barrett. Earlier in her career, she held marketing, commercial, and customer leadership roles across consumer businesses and has also served as a non-executive director. Ford said Hardy will work alongside managing director Glyn House, who remains in his role. Both will oversee the UK Caffè Nero operation. The appointment follows a strong first half for the group, which reported record sales of £338m, supported by 5% like-for-like growth. In the UK, first-half sales reached a record £185.4m, up 7% year-on-year, with like-for-like sales growth of 5%.
