Simplify's Take

What believers are saying

  • April 2026 Temerity added $2.3 billion buying power for more acquisitions.
  • June 2026 DLC bought Perimeter Woods and added 1.1 million square feet.
  • May 2026 Legacy Place and May 2026 Shadow Lake expanded DLC into Florida and Omaha.

What critics are saying

  • Rapid acquisitions from 2025-2026 stretch integration and underwriting across California, Texas, and Florida.
  • Open-air retail depends on category killers; Northlake-adjacent assets remain exposed to tenant churn.
  • If debt markets tighten, DLC’s expansion engine and valuation edge collapse quickly.

What makes DLC Management unique

  • DLC’s open-air retail specialization beats generic landlords through leasing, property management, and construction integration.
  • Its partnership machine with DRA Advisors and Temerity funded $1.55 billion since 2023.
  • DLC now operates nearly 100 centers and 24 million square feet nationwide.
