Simplify's Take

What believers are saying

  • August 18, 2026's $800 million facility funds 130-plus MW across four growth markets.
  • July 2026 Talty plans add 108 MW near Dallas, where vacancy hit 1.8%.
  • Ryan Mallory's October 2025 promotion and Sam Rudek's COO hire sharpen execution.

What critics are saying

  • Power shortages and permitting delays can stall Talty, Denver-Parker, and Hillsboro 5.
  • Flexential's 1,396-person 2026 workforce is down 2.4%, signaling churn inside growth.
  • A single utility interconnect failure in Dallas or Hillsboro delays revenue and customer trust.

What makes Flexential unique

  • FlexAnywhere links colocation, cloud, interconnection, and data protection across 40-plus U.S. data centers.

Flexential secures $800M to develop 130+ MW of data centre capacity across four US markets

Flexential has secured an $800 million credit facility to fund data centre development across four US markets. The financing will support more than 130 MW of new capacity, including facilities under construction in Atlanta-Douglasville (36 MW), Portland-Hillsboro (36 MW), and Denver-Parker (22.5 MW). The facility was oversubscribed and increased 60% from an initial $500 million target. It is backed by an 11-bank syndicate, with TD Securities as administrative agent. The funding complements equity investment from Flexential's sponsors, GI Partners and MSIP. CEO Ryan Mallory said the financing enables the company to invest ahead of enterprise and AI-driven infrastructure demand. Flexential operates 40 data centres across 18 markets in the US.

TALTY AREA DATA CENTER COMPLEX

Talty area data center complex. 07/29/2026 Flexential has announced plans to build a new 110 acre data center campus in the Talty area. It will be located just north of the Forney ISD learning academy and off the southern corner of Helms Trail and FM 1641. Plans indicate a three-building, 108 MW total capacity development. The first phase will deliver 36 MW of capacity across 375,000 square feet, targeted for completion by late 2028. The Talty facility will incorporate environmentally responsible, high-efficiency power systems and closed-loop cooling architecture to reduce energy consumption per megawatt of IT load. It will be designed with a target water usage effectiveness (WUE) of zero, preserving local resources and building on Flexential's proven approach to efficient, sustainable data center design. Utility power will reach the site through a phased ramp-up to avoid potential strain on the local grid. The data center campus will deliver colocation, cloud, interconnection, data protection, and professional services through the FlexAnywhere(R) Platform. Customers will be able to connect to Flexential's nationwide private network backbone and reach major public cloud providers, carriers, and enterprise environments, extending the low-latency connectivity and workload placement options that define the company's Dallas presence into a purpose-built, high-density environment. Though next to its city limits, Talty has no regulatory authority over the area. Zoning use standards and subdivision regulations only apply to area within a city or its extraterritorial jurisdiction (ETJ). This area was once in Talty's ETJ, but municipal authority had been incrementally diminished by state legislation. Last year, the City was presented with a petition seeking to have the area released from the Talty ETJ. Though not approved by the city council, current law allows ownership to file an ETJ release after a set period of time when a municipality fails to grant approval. This ETJ release was filed with Kaufman County in February.

Flexential has purchased 110 acres in Kaufman County, Texas, to build its fourth and largest data centre in the Dallas-Fort Worth metroplex. The 108 MW campus will support wholesale and multi-tenant colocation workloads. The planned 375,000-square-foot Phase 1 development in Talty will provide 36 MW of capacity. Site work is expected to begin in early 2027, with first customer availability in late 2028. The campus has potential to support three 36 MW data centre buildings across multiple phases. The acquisition follows Cushman & Wakefield ranking Dallas as the world's top data centre market for development. DFW's inventory grew 43.7% year-over-year to 1,249.4 MW, whilst vacancy fell to an all-time low of 1.8%. Flexential operates more than 40 data centres with over 380 MW of capacity across 18 US markets.

Flexential acquires 110 acres near Dallas for 108MW data centre campus. Jul 28, 2026 | Posted by Abdul-Rahman Oladimeji Flexential has acquired 110 acres in Kaufman County, Texas, for its fourth and largest data centre development in the Dallas-Fort Worth area. Located in Talty, the first phase will deliver a 375,000 sq ft (34,840 sqm) facility with 36MW of capacity, supporting wholesale and multi-tenant colocation workloads. The site will support high-density workloads with rack densities of up to 150kW and will use a closed-loop cooling system to reduce water consumption. Construction is expected to begin in early 2027, with the first phase scheduled to open in late 2028. At full build-out, the campus could include three 36MW buildings, providing 108MW of total capacity. "Dallas has the strongest combination of demand, infrastructure, and growth potential of any data center market in the country, and the development pipeline can't keep pace," said Ryan Mallory, CEO of Flexential. "Companies are planning two and three years out and still struggle to secure the infrastructure they need. This property will let us deliver large-scale capacity designed around our customers' requirements instead of asking them to adapt to whatever happens to be available." Flexential also operates data centres in downtown Dallas, Plano, and Richardson, with a combined 28.4MW across 459,000 sq ft (42,642 sqm). Founded in 2017 following GI Partners' merger of Peak 10 and ViaWest, Flexential now operates more than 40 data centres with 360MW of capacity online or under development across 18 US markets. There are 728 data centers in Texas.
