Shadowbox takes on management of new york's historic Kaufman Astoria Studios. The 500,000 square-foot campus in Astoria, Queens, is an historic studio facility where classic film and TV hits including Goodfellas and Sesame Street filmed, as well as contemporary shows including Succession and Just Like That, and movies including The Devil Wears Prada 2. Today, the landmark studio comprises 11 soundstages and 325,000 square-feet of office and production support space. Shadowbox takes on management of Kaufman Astoria after a tumultuous period at the studios. In April, Deutsche Bank filed a foreclosure complaint against Kaufman Astoria Studios and its then owner Hackman Capital Partners, alleging a default on a $340 million loan that was due to be paid last fall. Watch on deadline. The court subsequently appointed a receiver, which in turn appointed an operator for the studios - step forward Shadowbox. It starts managing the studios, which were originally built in the 1920s as the home of Paramount Pictures, from today. "We want to welcome producers to this incredible studio to be enriched by its history and the storytellers that have come before them at the same time as offering a top-tier customer service to meet the demands of today's production needs," said Mike Mosallam, Chief Operating Officer, Shadowbox Studios. He added: "Our team is looking forward to working with the on-lot staff to thoughtfully integrate the Shadowbox Studios standards of excellence. Whatever the production, we will work in partnership to make it seamless." Shadowbox already runs studios in the U.S. and internationally. Shadowbox Atlanta is a nine-soundstage complex that has been home to Jumanji and Godzilla: King of Monsters. In the UK, there is Shadowbox Shinfield, an 18-soundstage facility that has played host to Star Wars: The Acolyte and Ghostbusters: Frozen Empire. It is currently developing a 10-soundstage complex in Queensland, Australia.
Erewhon, the upscale Los Angeles grocery chain, is being sued for over $275,000 by landlord Hackman Capital Partners over unpaid rent at its Culver City location. The lawsuit alleges the grocer has fallen behind on monthly rent of $85,000, plus additional maintenance and tax charges that could push total property costs above $100,000 monthly. A retail property expert estimated Erewhon would need to gross more than $1 million weekly to cover the rent, a challenging target despite the store's famously high prices, including a $22 smoothie and $33 fish combo plate. This isn't Erewhon's first rent dispute. The chain previously litigated with its Studio City landlord over similar issues. Erewhon recently opened its newest location in Glendale, purchasing and redeveloping the property rather than leasing.
Netflix eyes Radford studio lot after debt default. Netflix is in talks to buy Radford Studio Center after lenders led by Goldman Sachs repossessed the property from current owner Hackman Capital Partners following a debt default. The price has not been finalized and the deal has not closed, but it could be less than one-third of the lot's US$1.85 billion 2021 sale price. Hackman defaulted on US$1.1 billion of debt after failing to refinance the studio last year. Los Angeles studio values have fallen as higher rates and a production slowdown after the 2023 writers and actors strikes hit demand, with FilmLA saying soundstage occupancy fell to 62% in the first half of 2025. Food for thought. Implications, context, and why it matters. The studio's financing structure left it exposed to rate hikes. * The property used a floating-rate loan, so interest costs could climb with benchmark rates and left it exposed when rates started rising in 2022 1. * As of June 30, 2024, the studio's revenue covered about 21% of debt service costs, a sign of strain before the default and handback process 2. * Hackman told investors debt talks were slowed by a dispute involving The MBS Group, a studio management company affiliated with Hackman that still managed many Hackman properties including Radford 3. A flight to quality is splitting the studio real estate market. * The Radford default adds to a split in Los Angeles, where average studio occupancy was 63% in 2024 and 62% in the first half of 2025 4. * Owners with stronger assets are doing better, with Warner Bros. Discovery reporting occupancy up to 91% across its Burbank soundstages in 2025 5. * That gap is widening even as new studio space arrives, with facilities set to open in early 2026 despite high vacancy 6. * For Netflix, buying an older distressed studio could be a cheaper way to bring more production space in-house than leasing from top-tier operators 7. Big Sunday hosts LA's largest Thanksgiving volunteer event. * By: Leon Taylor * Around LA, Food And Drink * November 21, 2025, 10:42 am * Photo Credits: Bill Devlin Big Sunday will welcome more than 2,500 volunteers for its 14th Annual BIG Thanksgiving Stuffing Event - a Festival of Gratitude - on Wednesday, November 26th from 9 a.m. to 12 p.m. at Radford Studio Center in Studio City. Entry will be located at Gate C on Colfax Avenue. Held on the day before Thanksgiving, the event brings together volunteers of all ages and backgrounds from across Southern California to sort food, assemble bags, and help distribute more than 4,500 Thanksgiving food bags. In keeping with Big Sunday's belief that "everyone has some way they can help," many attendees will both volunteer and receive assistance, underscoring the organization's mission of community, connection, and mutual support. The Festival of Gratitude will take place throughout the Radford Studio Center, including its famed "Residential Street," home to outdoor sets seen in classic television series such as Leave It to Beaver, Seinfeld, and Will & Grace. Hackman Capital Partners, owners and operators of the studio lot, have once again partnered with Big Sunday to host the event. Each food bag serves a family of four and includes traditional Thanksgiving fixings such as yams, cornbread mix, cranberry sauce, gravy, stuffing, green beans, corn, and fresh-baked cookies. Thanks to donations from Food Forward and Albertsons, each bag also contains fresh produce and a gift card for a fresh turkey. The bags will be delivered to more than 125 schools and nonprofits supporting working families, seniors, veterans, domestic violence survivors, people experiencing homelessness, individuals with special needs, and others. While the food will feed an estimated 18,000 people, the event itself is expected to engage more than 22,000 individuals through volunteers, recipients, donors, partners, and supporters. "This has been a terribly challenging year," said David Levinson, Big Sunday's founder and executive director. "It started with the awful fires and included everything from ICE raids to cutting SNAP benefits. People need some good news, and it feels like everyone is looking for an opportunity to spread compassion, kindness, and love." Schools, religious organizations, businesses, clubs, teams, and families throughout the region have already joined the effort by hosting food collections, purchasing items for the online food registry, sponsoring bags, making cards for recipients, and signing up to volunteer. Since its founding in 1999, Big Sunday has connected people with volunteer opportunities across California and beyond. What began with 300 volunteers has grown into more than 1.75 million accumulated volunteer hours, hundreds of thousands of donated essentials, and over 2,000 helping opportunities produced or supported each year. Big Sunday's mission is to connect people through helping, driven by the belief that everyone can make a difference.
