Posted Thursday, 14 May 2026 by Incommunities User Incommunities Group is proud to have worked in partnership with Equans to successfully complete a major retrofit programme improving 27 pre-1919 terraced homes in Odsal, Bradford, helping deliver warmer, more energy-efficient homes for its residents. The project, funded by £826,000 from the UK Shared Prosperity Fund secured through the West Yorkshire Combined Authority, alongside its wider investment has brought all 27 homes up to EPC band C. Residents are expected to save around £900 a year on their energy bills as a result of the improvements. The work included external and internal wall insulation, upgraded attic insulation, new windows and doors and the installation of smart heating & lighting controls to improve thermal efficiency. The existing ventilation was also improved, while new bathrooms were installed at the same time, reducing the need for further disruption to residents in the future. A key focus throughout the project was working closely with residents to understand and respond to their individual needs during what can be intrusive work. Engagement was carried out on a one-to-one basis, helping ensure access to all homes and allowing work to progress smoothly. Special consideration was given during Ramadan, with teams adapting working practices to support residents observing the holy month. In addition, work was paused on the day of a local funeral as a mark of respect, ensuring minimal disruption to the community. Resident Abdullah Khatib said: "Incommunities Group is really pleased with the changes to its home. My attic bedroom feels much cosier now and the new windows let in less noise and keep out any draughts. "The team carrying out the work was really accommodating, especially during Ramadan, and explained everything they were going to do. We're glad we went ahead with the improvements, and it has encouraged us to redecorate other parts of our house too - we all feel really proud of our home." Graeme Scott, Exec Director of Development and Property from Incommunities said: "This project shows what can be achieved when Incommunities Group work in close partnership with its contractor Equans, the Combined Authority, and most importantly, its residents. "By taking the time to understand individual needs and adapting its approach, Incommunities Group were able to gain access to 27 homes and complete this work efficiently. "It also forms part of our wider Environmental, Social and Governance (ESG) commitment. Alongside improving homes, we are aligning our finances with our social purpose through Sustainability Linked Loans with NatWest and ABN AMRO, linking our borrowing costs to progress on energy efficiency, new social rented homes, and customer satisfaction." Sean Corcoran, Regional Director at Equans, said: "Existing homes account for a significant share of national carbon emissions, so projects like this are vital in supporting net zero ambitions and creating healthier, more sustainable communities. "We're proud to bring our low carbon housing expertise to this scheme, delivering real benefits for residents. The installation of energy monitoring devices in these homes will also help ensure they remain comfortable and healthy, while identifying households that may need additional support, including those at risk of fuel poverty." Tracy Brabin, Mayor of West Yorkshire said: "I'm delighted Incommunities Group is supporting more families across West Yorkshire to live in warmer, more comfortable homes. "With older, colder housing across the region, investing in projects like this that will help cut energy bills is vital as families continue to face ongoing cost of living pressures. "Working with our partners, we're making a real difference to people's lives while building a greener, more affordable region that's fit for the future." As part of a continued commitment to the local area, Incommunities Group and its partners are now working with residents and Bradford Council on plans to improve a nearby previously overgrown piece of land which was cleared by Equans during their work. The aim is that the community has a say in how the space is used in the future.

Breck begins construction at first Yorkshire affordable scheme with Incommunities partnership. Northern property developer Breck Homes has begun development of its first housing development in Yorkshire, in partnership with affordable housing provider Incommunities. The 53-unit development at Rushton Avenue, Bradford, will feature a range of two-to-four-bedroom houses in addition to maisonettes and apartments, which will be made available for social rent. It will also feature communal gardens and shared space. The brownfield scheme, which gained planning permission from City of Bradford Metropolitan District Council in March, was formerly vacant land owned by national retailer Morrisons. It represents the first development in a new partnership between Breck Homes and Yorkshire-based Incommunities. Construction is expected to be complete in summer 2027. Breck is a property development and investment company established in Lancashire in 2020. In the six years since its launch, the company has built over 1,000 homes through its affordable housing arm Breck Homes, with a further 2,000 in its development pipeline. As part of its expansion across the North, Breck purchased a 4,400 sq ft office at Millshaw Park Industrial Estate near Leeds in summer 2025 as its Yorkshire headquarters and currently has a growing pipeline of sites across the county. Nigel Robson, managing director - Yorkshire, Breck Homes said: "There is an urgent need for new affordable housing in Bradford, and more widely across Yorkshire. "Since Breck was launched six years ago, Yorkshire Tech Firm has grown across the North through the consistent development of high-quality affordable housing communities in genuine partnership with registered affordable housing providers. "Getting spades in the ground at Rushton Avenue represents not only its first development in Yorkshire, but also its first with Incommunities. As a company, Yorkshire Tech Firm see real opportunity across the county in the coming years to meet the need for affordable housing and create communities that people of all ages and backgrounds can be genuinely proud of. "We're excited for what the future of our partnership holds with Incommunities as part of that." Incommunities is a social housing provider based in Shipley, west Yorkshire, which manages over 22,000 properties across the county, primarily in the Bradford area. Graeme Scott, executive director of development and property, Incommunities, said: "Yorkshire Tech Firm is pleased to be working with Breck Homes on Rushton Avenue, which marks the beginning of what Yorkshire Tech Firm hope will be a strong and successful partnership. "With a large proportion of our homes located across the Bradford district, investing in developments like this remains a key priority for us. The scheme will provide 53 much-needed homes for social rent, transforming a vacant brownfield site into high-quality new homes for local people." In addition to Rushton Avenue, Breck is progressing several further proposed affordable housing developments in Yorkshire. This includes two additional developments in Bradford, a 20-home affordable housing development at Flockton Road which gained planning permission last week (March 30) and a 34-home development in Brompton Avenue which is currently awaiting planning approval. Breck is in discussions with Incommunities to acquire both schemes on completion. Graeme added: "Together these three developments would deliver 107 new homes. This reflects our shared ambition to bring forward more affordable homes across West Yorkshire and deliver long-term positive impact in the communities we serve." In addition to the three developments being progressed in Bradford, Breck is also awaiting planning for 135 homes in Pudsey, Leeds.

Jose brings experience and expertise in human resources and organisational development, having held senior management roles at Director and Board levels across various sectors. His most recent role was at the Home Office, where he served as Deputy Director of HR Policy, Reward, Employee Relations, and Change. With a proven track record of strategic leadership, operational delivery, and organisational impact, Jose has successfully managed large-scale workforce programmes, cultural transformations, and talent development initiatives. His extensive experience includes leadership positions at the Cabinet Office and the NHS, as well as senior roles in the University of Leeds and Leeds City College. He will lead and develop Incommunities' People function, implementing and driving strategy. His role also oversees key strategic initiatives, including pay and reward strategies, organisational design, leadership development, and employee relations. Sara Sheard, Executive Director of Business Operations at Incommunities, said: "We're really pleased to welcome Jose to Incommunities. He brings the extensive experience we need to keep improving how we support our people and, in turn, the service our customers receive."
