Village retail redevelopment underway. HOUSTON - (Realty News Report) - Fifth Corner has kicked off the redevelopment of Village Corner, a midcentury retail center at 2400 Times Blvd. in the Village. Houston-based Fifth Corner acquired the property, which is located along Rice and Times Boulevards, just west of Morningside, last year. Michael Hsu Office of Architecture designed the renovations to include new facades, expanded patios and public spaces, and improved walkability. The redevelopment of Village Corner will focus on enhancing and repositioning the project's 38,035 square feet of retail space, according to Fifth Corner. The center also has 28,500 square feet of office. Rebel Retail Advisors is leading the retail leasing. CTC Contractors is handling construction, which is expected to wrap up in the fourth quarter. "From the beginning, we wanted this project to feel like it belonged here," said Tenel Tayar, Co-Managing Partner at Fifth Corner. "This isn't about creating a standalone development. It's about contributing thoughtfully to the continued evolution of Rice Village with architecture, retail, and public spaces that complement what makes this neighborhood so special." Long term in mind. "Our goal has never been simply to redevelop a property," said Brandon Eads, Portfolio Development Manager at Fifth Corner. "We're creating a place where exceptional brands want to invest, where people naturally want to spend time, and where every detail - from the architecture to the patios to the pedestrian experience - has been considered with the long term in mind." Located in one of Houston's oldest and most walkable shopping districts, Village Corner is home to longstanding shops and restaurants such as La Taste, Salento Bistrot, Café Rabelais, and Torchy's Tacos. The Village sits between Rice University and West University Place. "We've been working closely with each of the existing tenants throughout the planning process and have thoughtfully considered their long-term goals as the project evolves. Our approach has always been to curate Village Corner with the right mix of retailers and restaurants while supporting the businesses that contribute to the character of the property," the company said in a statement. Fifth Corner did not provide specifics on any tenant changes in the works. "We've seen strong interest in Village Corner and are excited about the level of leasing activity already underway. While we do have progress to share, we're working collaboratively with our future tenants to announce new leases at the appropriate time. We look forward to sharing those additions when each brand is ready to make its own announcement." A magnet for expansion. The Village has been a popular choice for local shops and restaurants as well as retailers expanding to Houston for the first time. Several nearby spaces in centers owned by others are being prepared for new tenants. Jones Road Beauty will open its first Houston store across Times Boulevard in the space previously occupied by Mac Cosmetics. Hill House Home, a boutique selling clothing, accessories, and bedding, will take over the former Lily Rain store on Kelvin for its Houston entry, according to a TDLR filing. Lily Rain relocated to the former Francesca's space at 2515 University Blvd. And New York-based Thursday Boot Co. recently leased 2,812 SF for a new store at 5407 Kelvin, according to NewQuest. Kinokuniya will soon transform a nearly 5,600-SF space at 2369 Rice Blvd. into a Japanese bookstore for its second area location. The renovations are expected to wrap up in February, according to a filing with the Texas Department of Licensing & Regulation. The space was previously occupied by Village Fitness. In another center near West U, Fifth Corner recently brought in Merit Coffee Co. to fill the space vacated by Starbucks in the Terrace Shops on Buffalo Speedway near Westpark. The community café marks the first location for the San Antonio-based coffee roaster. Boilerplate: Fifth Corner was founded by former AmREIT executives Chad Braun, Tenel Tayar, and H. Plofker, who has been with the company for five years as CEO, CMO and director of ecommerce, said in a LinkedIn post that he prefers running ads over managing people. The son of founder Bobbi Brown, Plofker said he will remain involved in the minimalist beauty label as a board member and advisor. "I know the business will be better served by an experienced CEO who has a different skillset than mine and a renewed passion for the business," he said. Reflecting on his success the last five years, Plofker said he was proud of the brand's accomplishments. "I am incredibly proud of what we were able to accomplish in around five years and never thought in my wildest of dreams we would be here so quickly," he said. "This has been an incredible ride and I have learned so much from it. We built a bootstrapped, nine figure profitable business from my hometown in New Jersey without any wholesale or Amazon." Cody Plofker has stepped down as chief executive officer of Jones Road Beauty, the brand founded by his mother, Bobbi Brown. He announced the decision on LinkedIn, citing personal and professional reasons. Plofker said he prefers building marketing funnels and running advertisements to managing people. He believes an experienced CEO with different skills would better serve the business's next phase. Jones Road now generates revenues in the nine figures and is profitable, according to Plofker. He will transition to the board and remain actively involved as a board member. Brown launched Jones Road in 2020 after leaving her namesake brand, owned by Estée Lauder Companies, four years earlier. The company recently expanded from makeup into body care products.

During the 1990s and early 2000s, she laid the groundwork for a minimalist make-up philosophy with best sellers that included ten natural-shade lipsticks and "shimmer brick" blushes and eyeshadow palettes that made achieving a personalized make-up look easy and accessible to wearers from all walks of life. In 2016, she left her milliard-dollar eponymous brand - but was not done yet. At the height of the pandemic in 2020, when social media influencers and celebrity beauty brands flooded the market, she launched Jones Road, a portable and universally flattering range of clean beauty products for all ages, skin types, and skin tones. The line includes make-up, skin care, and tools, as well as limited-edition custom-made kits suited for busy women and TSA regulations. Today, beyond the website, Brown and her Jones Road models can be found all over social media with inspirational and aspirational clips, including YouTube and Instagram. June 16, 2026 Associate Editor When users pop the magnetic cap off a Jones Road Your Skin Foundation Sticks, they are treated to a sensorial experience that goes beyond makeup inside. The sleek packaging of the twist-up makeup stick features heavy, high-end metal and a trendy magnet closure that officials say reflects the efficacy of the formula: smooth and easy to maneuver. Dubbed a "skin-first" buildable coverage foundation, the waterless formula is formulated with coconut-derived esters, squalane, shea butter, ceramide NP, hyaluronic acid and vitamins C and E. Jones Road Founder Bobbi Brown created Your Skin Foundation to help skin look and feel like the user's best skin. "At Jones Road, we believe the packaging should reflect the experience of using the product," Katie Neglia, director of packaging, Jones Road Beauty, told Happi. "With the Blushing Stick, Eyeshadow Stick and Foundation Stick, we really wanted the packaging to elevate what's inside. These are incredible formulas, and we felt they deserved components that felt equally considered. The magnetic closure and smooth profile make the experience feel effortless, which mirrors exactly how the products perform on skin. Everything about the packaging is meant to get out of the way and let the product speak." What's more, the products are housed in protective outer cartons made from 100% recyclable Forest Stewardship Council-certified post-consumer fiber. Leaning into the utilitarian feel. The brand's Body Scrub, included in Jones Road's new body care line launched in January, relies on natural bamboo powder in lieu of plastic microbeads. Neglia says the Body Scrub's aluminum tube is designed to preserve the product's integrity. "When we developed the body collection, we wanted the packaging to feel a little different from what you'd typically see in the beauty space - less precious, more utilitarian," Neglia said. "The matte aluminum tube was perfect for that. I really love the intersection of quiet luxury and utilitarian cool, and the body line is probably the clearest expression of that. It has this understated, gender-neutral quality that we all loved. Something you'd want on your shelf regardless of who you are." Another innovative package design was developed for Jones Road's newly released Bright Skin Illuminating Drops. Created for use on the face and body, the drops are housed in a glass bottle and dropper format. The formulas is enriched with vitamin C, aloe and glycerin, which penetrate skin to create a pearlescent radiance, says the brand. "We love a clean, minimal silhouette, and the clear glass lets the shades shine (literally)," said Neglia. "There's something about seeing the actual product through the packaging that feels honest and confident, which is very Jones Road." With Jones Road, Brown is focused on product formulas and packaging that work in tandem and showcase the brand's ethos. "Everything we do in packaging comes back to a few core principles: it should feel intentional, it should be beautiful without being fussy, and it should make sense for the product inside," said Neglia. "Bobbi has described the aesthetic as 'Celine meets Supreme' and that's genuinely my gut check when I'm evaluating any component. Does it feel elevated but not precious? Useful but not boring? We're not chasing trends; we're looking for components that feel timeless and that our customers will actually want to use every day.
