PharmaCann recently settled a lawsuit with Innovative Industrial Properties related to lease defaults, requiring the company to vacate its Pennsylvania and New York properties by the closure date. Late last year, PharmaCann Inc.'s assets in Colorado were acquired by a Minneapolis-based company, Vireo Health Inc., in an all-stock transaction. Vireo valued the shares used in the deal at $49 million. Vireo has grown to have 41 active Colorado dispensaries, the company says. PharmaCann Inc., which is the parent company of LivWell, detailed the job losses in a March 20 notice to the state of Colorado. The 132 layoffs include employees who work in cultivation, data, farming and production, according to the notice. "The entire Facility will close on May 20, 2026. The action is expected to be permanent," chief manufacturing officer Nathan Fete wrote in the notification. The production and distribution facility is located at 5141 N. National Western Drive. PharmaCann, which is based in Illinois, merged with LivWell in 2022. In December, a company called Vireo Growth Inc. announced it was buying PharmaCann's retail properties in Colorado. That deal gave the Minneapolis-based Vireo control of 41 Colorado dispensaries at a cost of $49 million in stock, according to the Vireo press release. Vireo Growth stock was trading around 40 cents per share on Monday. Marijuana sales have been on the decline for years in Colorado, according to state figures. Sales peaked in 2021 at around $2.2 billion according to the state revenue department, but have been on a downward trajectory since then. In 2025, sales totaled just over $1.3 billion. Innovative Industrial Properties, a cannabis-focused REIT, has resolved litigation with PharmaCann over lease defaults. The settlement includes monetary judgments and mandates property turnover by late May 2026 for locations in New York, Pennsylvania and Ohio. The company is in discussions with prospective tenants for all three properties. IIP executed 122,000 square feet of new leases in March 2026 as part of its portfolio enhancement plan. The company has re-leased all six properties previously held by PharmaCann and Gold Flora, and reached tentative agreements for four 4Front assets totalling 488,000 square feet. The company reported new defaults: Cannabist missed March rent on one Pennsylvania property representing 2.7% of 2025 revenues, whilst Battle Green defaulted on an Ohio property representing 2.9% of revenues. IIP will use security deposits to cover these payments.
