VMO and Vicinity Centres renew longstanding retail outdoor partnership. 5 Aug, 2026 Sydney, Australia - VMO and Vicinity Centres have today announced the extension of their longstanding retail outdoor partnership. Under the renewed agreement, VMO will remain a key Vicinity Centres outdoor partner across 19 retail destinations across New South Wales, Queensland, Victoria, Western Australia, South Australia and Tasmania. The renewal also includes a significant investment in the network, with VMO set to upgrade over 100 digital assets across the portfolio, including the rollout of large-format LED screens. These will elevate the quality and impact of the network, ensuring brands have access to premium, high-visibility formats in key locations across each centre. Vicinity sells three regional centres in $250m deal. Vicinity Centres has offloaded three regional shopping centres in Queensland and New South Wales to Charter Hall for $250.3 million, signalling a continued appetite for high-performing regional retail assets as the sector remains resilient. The portfolio comprises Whitsunday Plaza in Airlie Beach, Gympie Central on Queensland's Sunshine Coast, and Armidale Central in New South Wales. Gallery. Together, the centres generate annual turnover of $450.6 million and are anchored by Woolworths supermarkets, with collective supermarket productivity of $18,245 per square metre. The acquisition expands Charter Hall's $4.6 billion convenience retail portfolio and reinforces investor confidence in neighbourhood and sub-regional shopping centres that benefit from strong local catchments and essential service offerings. The portfolio spans a combined gross lettable area of 50,978sq m, with national and chain retailers accounting for 91 per cent of occupied space. Long-term lease agreements across the centres further strengthened buyer interest during the sales campaign. The off-market expressions-of-interest process was managed by CBRE's Head of Retail Capital Markets Pacific, Simon Rooney, who noted the rarity of such an offering. "Opportunities of this scale and quality are rarely available and the combination of the portfolio's exceptional tenant performance and the dominance of these assets within their respective catchments drove significant interest," Rooney said. According to CBRE, approximately $2.1 billion worth of sub-regional shopping centre assets transacted across 2025 and 2026, highlighting sustained demand for retail investments with strong fundamentals and established tenant mixes. For Vicinity, the divestment forms part of a broader asset recycling strategy focused on premium retail destinations. The company recently acquired a controlling stake in Brisbane's Uptown Centre on Queen Street Mall and is preparing to accelerate a $350 million redevelopment program for the CBD retail hub. Elsewhere in south-east Queensland, Stockland is advancing plans for a new retail precinct within its Yarrabilba masterplanned community, located 45 kilometres south of the Brisbane CBD. The Dixon Circuit development will deliver 8000sq m of retail space, with construction now under way on Stage 1. Confirmed tenants include Guzman y Gomez, Subway and JAX Tyres, while a dedicated bulky goods retail offering is planned as part of Stage 2. Stockland will also develop MountView, a mixed-use project featuring ground-floor retail and hospitality spaces beneath three levels of apartments aimed at premium buyers. PHOTO: FRASERS PROPERTY [SINGAPORE] Frasers Property Australia is selling retail complex Eastern Creek Quarter (ECQ) in West Sydney, to Australian shopping centre operator Vicinity Centres for A$400 million (S$364 million). The sale is expected to complete on Jun 30. Cameron Leggatt, CEO of Frasers Property Australia, said: "Consistent with our capital recycling strategy, the successful sale of ECQ, positions us to pursue new opportunities in large-scale, mixed-use developments across our core eastern seaboard markets." ECQ comprises three retail components: Stage 1 ECQ Shopping Centre with around 10,000 square metres (sq m) of gross lettable area (GLA); Stage 2 ECQ XL, a large-format retail and showroom precinct spanning about 11,000 sq m GLA; and the recently opened outlet concept, which spans about 20,000 sq m GLA and houses around 100 brands. Stage 1 opened in 2020, followed by Stage 2 in 2022, while the outlet retail concept - the first of its kind in Western Sydney - opened in March this year. ECQ serves a catchment of around 1.2 million residents, offering outlet shopping alongside groceries, convenience retail, health and beauty services, dining and entertainment, said the company in a press statement on May 15. According to Mingtiandi, the ECQ sales campaign concluded ahead of its Jun 5 deadline after attracting strong interest from a broad mix of domestic and international investors, including private and institutional groups. Simon Rooney, CBRE's head of retail capital markets, who brokered the deal for Frasers, told Mingtiandi that outlet malls are tightly held assets that rarely come to market. The sale of ECQ comes after it divested its built-to-rent development, Brunswick & Co, in Queensland, for a reported A$285 million, as well as Burwood Brickworks Shopping Centre in Victoria in April this year. Last October, Frasers sold its Australian energy retailing business, Real Utilities, to Active Utilities for A$30 million. Most recently, the group launched the sale of shopping mall Ed Square Town Centre for A$250 million, alongside a portfolio of five Melbourne industrial assets last valued at a combined S$218.9 million. Frasers Property's Australia arm posted S$34.6 million in profit before interest, fair-value changes, tax and exceptional items for H1 FY2026, compared with S$7.5 million a year earlier, driven by stronger residential settlements and land sales. Investment earnings for the segment rose 13.5 per cent on the year to S$14.3 million, following the completion of Mambourin Retail in September 2025, while Rhodes Quarter delivered steady performance through leasing and asset management initiatives. Looking ahead, Frasers Property had said it will continue to unlock value with its capital recycling and capital partnership activities.
Vicinity Centres acquires Eastern Creek Quarter for $400 million. Vicinity Centres has exchanged contracts to acquire Western Sydney retail precinct Eastern Creek Quarter for $400 million, with the deal expected to settle on June 30, 2026. The acquisition of the newly completed precinct reflects continued investor demand for large-scale retail assets, according to the transaction advisers. Eastern Creek Quarter was developed by Frasers Property Australia across three stages from 2020 and includes a Woolworths-anchored shopping centre, a large-format retail complex and a recently opened outlet centre. The transaction was negotiated by CBRE on behalf of Frasers Property Australia, with the property jointly marketed by CBRE and JLL. "ECQ is an outstanding development by Frasers and a highly strategic move by VCX to acquire a modern hybrid outlet retail precinct," said Simon Rooney, CBRE Pacific Head of Retail Capital Markets. "The acquisition by VCX was an astute market foray, in the face of significant market interest, presenting the rare opportunity to expand its highly successful DFO footprint and buoyed by the exceptional initial trading performance of ECQ's brand-new outlet centre." Rooney added that outlet centres were tightly held assets that rarely traded, noting Vicinity Centres' acquisition of a 50 per cent stake in Harbour Town Premium Outlets in late 2021 for $358 million. Located 41 kilometres west of the Sydney CBD, Eastern Creek Quarter occupies a 15.4-hectare site at the intersection of the Great Western Highway and the M7 Motorway, near the M4 Motorway. The precinct includes the 10,000sqm ECQ Shopping Centre, anchored by Woolworths, the 11,000sqm ECQ XL large-format retail centre, and the 20,000sqm ECQ Outlet centre, which opened in March 2026. The outlet centre includes more than 100 brands and 18 dining destinations, with retailers including Asics, Adidas, Puma, Calvin Klein, Tommy Hilfiger, Country Road, Levi's, New Balance, Oroton and 2XU. According to the vendors, the asset also includes a concept-approved outlet expansion opportunity for future growth.
