Requirements
  • A minimum of ten years of experience in budgeting and estimating ground-up and large-scale renovation projects across residential, hospitality, and mixed-use sectors.
  • Knowledge of GMP-style estimating and the leveling process.
  • Ability to multitask efficiently.
  • Ability to work well under deadline pressure and meet deadlines.
  • Proficiency in reading commercial construction plans and specifications.
  • Ability to perform value engineering.
  • Knowledge of the New York City subcontractor base and market pricing, including union and non-union markets, preferably.
Responsibilities
  • Serve as a lead estimator on complex projects from pursuit through buyout.
  • Prepare detailed conceptual budgets using pre-construction, concept design, schematic design, and design development documents.
  • Perform detailed take-offs of all trades.
  • Lead and present internal and client-facing estimate reviews, communicating scope, risks, assumptions, and pricing strategy.
  • Participate in value engineering and cost-optimization efforts.
  • Provide constructability, phasing, and logistics input during preconstruction.
  • Initiate and manage the entire construction manager and general contractor bid process, including bid solicitation, preparation of detailed bid packages, and ensuring accurate and proper submissions and proposals by subcontractors.
  • Review, analyze, and level bids for conformance to project specifications, price, material quality, insurance, wages, and related items.
  • Identify, document, and resolve scope gaps, overlaps, exclusions, and risks.
  • Discuss and resolve questions with subcontractors.
  • Develop and maintain subcontractor and vendor relationships.
  • Attend client meetings and answer questions and resolve issues regarding pricing and estimates to ensure client satisfaction.
  • Collaborate with engineers, architects, clients, and subcontractors.
  • Interface with the operations team by communicating deliverable and procurement schedules.
