Requirements
  • A high school diploma and a valid driver’s license.
  • At least 3 years of professional management experience, preferably with lease-up properties in multifamily housing, Active Adult communities, or hospitality.
  • Experience maintaining financial records and managing budgets.
  • Experience using YARDI or other property management software.
  • Proficiency in Microsoft Word, Excel, and Outlook.
  • Effective communication skills and the ability to navigate conflict.
  • Familiarity with Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other laws and regulations governing multifamily housing operations.
  • General knowledge of OSHA, Americans with Disabilities Act, and Fair Housing regulations.
  • Reliable transportation and flexibility to work a regular Monday through Friday schedule plus nights, weekends, and/or holidays when required.
  • Ability to access all exterior and interior parts of the property and amenities and to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Support the Community Manager with all phases of on-site operations, including rent collection, invoice payments, budget management, community member communications, daily activities and events, and management of vendors and maintenance teams.
  • Develop strong personal relationships with community members.
  • Maintain high standards for community upkeep and promptly address concerns.
  • Support established budgeted financial and operational goals, including revenue, occupancy, and expense management.
  • Use YARDI to monitor apartment availability, qualify prospects, and manage community member data.
  • Provide service and execute the Lifestyle & Engagement program, including sales event setup and teardown and encouraging participation.
  • Inspect the community daily and communicate show-quality issues to maintenance team members.
  • Provide hospitable, high-quality service to create a memorable experience.
  • Assist with community social media accounts to promote the Sparrow lifestyle.
  • Conduct community tours and present the Sparrow lifestyle to prospective community members while understanding their needs.
  • Document and respond to leads promptly, including personal follow-ups to nurture relationships and interest.
  • Process applications, credit and criminal background screenings, leases, and move-in packages.
  • Promote community member satisfaction and retention.
  • Execute lease renewal activities by preparing personalized lease renewal letters and packages in a timely manner.
