Responsibilities
  • Provide support for project management tasks related to site selection, including scheduling, progress tracking, and deadline management.
  • Identify and assess potential land parcels for acquisition in alignment with company strategy.
  • Research potential sites, including geographical, environmental, and logistical factors.
  • Analyze data to assess the suitability of locations for data center development.
  • Perform geospatial analysis using GIS platforms, including QGIS, to evaluate parcel boundaries, zoning, environmental overlays, and proximity to transmission lines, substations, and fiber infrastructure.
  • Build and maintain basic financial models, including cost per MW, land basis, and comparative IRR/payback models, to support site selection recommendations.
  • Support basic underwriting for prospective sites, including land costs, infrastructure cost estimates, and available tax incentives, in coordination with the finance team.
  • Track budget and cost data across the site selection pipeline and flag variances for leadership and finance review.
  • Prepare reports and documentation on site evaluations, including scorecards and location pros and cons.
  • Facilitate sustainable data center projects.
  • Conduct market analysis to understand real estate trends and economic conditions in areas under consideration.
  • Compare potential sites against industry benchmarks and standards to ensure they meet necessary criteria.
  • Collaborate with engineering, development, finance, design, and legal teams during evaluation and approval stages.
  • Maintain accurate records of land acquisition activities, contracts, and milestones.
  • Prepare regular updates and reports for leadership on the pipeline, progress, and strategic outlook.
Desired Qualifications
  • Working knowledge of open-source GIS tools, including QGIS, PostGIS, and GeoPandas.
  • Prior coursework or internship experience in finance or real estate finance.
