Requirements
  • Minimum of 5-7 years of experience as a Building Engineer or in a related role, preferably in a high-rise residential or commercial environment.
  • Strong knowledge of heating, ventilation, and air conditioning, electrical, plumbing, and mechanical systems specific to high-rise buildings.
  • Knowledge of HVAC pneumatics; central unit variable air volume systems and related controls; pneumatic-controlled variable air volume systems; direct expansion cooling; low-pressure steam boilers, steam valves, and traps; vacuum/condensate boiler makeup systems; air-cooled condenser water systems; turbine domestic water pumps; effluent ejector pumps; daily boiler-chemical water testing during heating season; plumbing fixture maintenance; and electrical troubleshooting.
  • Ability to diagnose and resolve complex building-system issues effectively and efficiently.
  • Strong verbal and written communication skills for interacting with residents, vendors, and management.
  • Ability to lift objects weighing up to 50 pounds, work in confined spaces, and climb ladders as required for maintenance tasks.
  • Ability to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl.
  • Must be available for on-call emergencies, including nights, weekends, and holidays as needed.
Responsibilities
  • Oversee the daily operation and maintenance of the building’s mechanical, electrical, plumbing, and HVAC systems.
  • Conduct routine preventive maintenance on all building systems to prevent breakdowns and ensure longevity.
  • Diagnose and repair issues in offices and common areas, including HVAC, plumbing, electrical systems, and general building infrastructure.
  • Ensure all building operations comply with local, state, and federal safety regulations, including building codes and environmental standards.
  • Monitor and optimize energy usage throughout the building, making recommendations to reduce costs and increase efficiency.
  • Respond promptly to building emergencies, including system failures, power outages, and other urgent maintenance needs.
  • Coordinate with external contractors and vendors for specialized maintenance, repairs, and inspections.
  • Address maintenance requests from tenants promptly and professionally.
  • Maintain accurate records of maintenance activities, repairs, inspections, and safety checks.
Desired Qualifications
  • Relevant certifications such as HVAC, Environmental Protection Agency, or building systems engineering are preferred.
