Requirements
  • A high school diploma or equivalent and two years of related experience are required.
  • Previous customer service experience is required.
  • Strong interpersonal and verbal communication skills are required.
  • Basic mathematics proficiency is required.
  • The ability to work independently, take initiative, multitask, and prioritize efficiently is required.
  • Strong computer skills, including Microsoft Office, Outlook, email, and property management software, are required.
  • Successful completion of a background check and drug screening is required.

Responsibilities
  • Achieve maximum property occupancy by generating and handling telephone and on-site traffic, showing ready apartments, closing leases, qualifying prospects, completing paperwork, and conducting move-ins.
  • Provide high-quality service to prospective and current residents.
  • Maintain positive relationships with residents, communities, and associated agencies.
  • Assist management with administrative projects, phone calls, filing, mailings, rental payment processing, and resident transaction records.
  • Answer and direct incoming calls and ensure appropriate follow-up.
  • Address resident concerns and requests in a timely manner.
  • Greet prospective residents and visitors and communicate the property's benefits.
  • Interview prospective residents, assess their needs and qualifications, secure applications, and enter information into the property data system.
  • Schedule application intakes, interviews, application processing, and distribution.
  • Show apartments and explain layouts, lease terms, facilities, and available services.
  • Qualify prospective residents according to property program requirements and the tenant selection plan.
  • Calculate rent according to property programs, procedures, or rent schedules when required.
  • Complete lease documents and collect applicable deposits and initial or prorated rent.
  • Conduct marketing outreach, surveys, and lead-generation activities with neighborhood groups, employers, and community organizations.
  • Review traffic reports and share trends with the Property Manager.
  • Assist with resident-retention initiatives, resident functions, promotions, and newsletters.
  • Prepare and circulate property communications and notices.
  • Prepare lease renewals, interim recertifications, annual recertifications, and other documentation required by local, state, and federal agencies.
  • Maintain documentation and filing systems according to company standard operating procedures.
  • Process work orders, certifications, deposits, and resident documentation in property management software.
  • Ensure apartments, models, and community amenities meet quality standards before showing them.
  • Report maintenance and physical property needs and input service requests into the property data system.
  • Assist with achieving property financial goals and maintaining property rules and legal compliance.
  • Protect resident, applicant, employee, and company confidentiality.
  • Develop linkages with area resources and third-party providers to address residents' social, recreational, and service needs.
  • Organize resident events and on-site programming, coordinate quarterly special events, and encourage resident participation and volunteerism.
  • Maintain referral-resource information for rent and utility assistance, housekeeping, supportive services, employment, and disability income.
  • Document contacts and keep resident files current.
  • Prepare statistics for financial, legal, and administrative requirements.
Desired Qualifications
  • Experience in property management, an apartment community, or affordable housing programs is strongly preferred.
  • Multilingual skills are strongly preferred.
