Shawbrook provides £7.5m for expanded Essex residential development. Shawbrook has provided a £7.5 million development finance facility to Daniel James Developments to support the delivery of a high-end residential scheme at Birley Grange in Shenfield, Essex. The 23-month facility supported the development of seven detached homes and three luxury conversion apartments within a private gated estate, with the completed scheme having a Gross Development Value (GDV) of approximately £11.5 million. Located within walking distance of Shenfield Station, Birley Grange has been designed with a focus on high-quality architecture and bespoke interior finishes. During the development, the developer successfully enhanced the existing planning consent to add an additional apartment. Consent was also secured to replace the refurbishment of an existing annex with a new-build home, increasing the scope and value of the overall scheme. The changes required the development programme to work around the planning process while allowing progress to continue across the wider site. Provided at 66% Loan-to-Gross Development Value (LTGDV), the £7.5 million facility represents Shawbrook's second transaction with the developer. The development is now complete, with sales progressing well across the scheme. Daniel Mauro, Owner of Daniel James Developments, said: "Bridging Loan Directory had a clear vision for Birley Grange from the outset, but Bridging Loan Directory also saw opportunities to improve the scheme as it progressed. Securing the additional planning consents allowed Bridging Loan Directory to make better use of the site and ultimately deliver a stronger development. HTB appoints Fyffe lending director for the South. Hampshire Trust Bank (HTB) has appointed Dan Fyffe as lending director within its development finance team, where he will support brokers and SME developers across the South. Reporting to Rob Syrett, head of originations, development finance, Fyffe brings more than 20 years of banking experience to the role, including 17 years specialising in property and development finance. He joins HTB from Mizrahi Tefahot Bank, where he was a relationship manager responsible for managing a portfolio of property clients alongside originating and structuring new lending opportunities. Prior to this, Fyffe spent nine years at Shawbrook Bank, progressing from assistant relationship manager to relationship director within its development finance team. He initially joined to help establish the development finance function and went on to source, structure and complete transactions ranging from £1m to £35m.

He previously worked with start-ups and established financial institutions, including as a founding shareholder of The Mortgage Lender before its sale to Shawbrook Bank. Tredwell will report to David Espley, chief technology officer (CTO) at Finova. Shawbrook supports Glasgow Distillery Company with £11m inventory-backed funding facility. Shawbrook has provided Glasgow Distillery Company with an £11 million inventory-backed Asset Based Lending facility to refinance existing funding and unlock additional working capital to support the distillery's continued growth. Founded in 2012 to bring single malt whisky distilling back to Glasgow for the first time in more than a century, Glasgow Distillery Company has established an award-winning portfolio including Glasgow 1770 Single Malt Scotch Whisky, Makar Gin and Banditti Club Rum. As the business continued to invest in production and expand its premium whisky portfolio, it required a funding structure aligned to the long-term nature of whisky maturation. Shawbrook structured a specialist inventory-backed Asset Based Lending facility secured against eligible maturing Scotch whisky inventory. The funding refinances the company's previous arrangements while creating additional headroom to support ongoing investment and future growth. Mike Hayward, co-founder of Glasgow Distillery Company, said: "As an independent distiller, significant value is created long before every bottle reaches the shelf. Shawbrook understood our business model and the characteristics of whisky maturation, structuring a facility that unlocks working capital and enables us to invest in production, expand our inventory and continue delivering exceptional spirits to customers around the world."
