Marriott International shares fell approximately 7.5% on Monday after the hotel operator issued weaker-than-expected third-quarter earnings guidance. The company forecasts adjusted earnings between $2.74 and $2.82 per share, below the $2.87 analyst estimate. Revenue per available room in the Middle East declined 43% due to disrupted travel amid the US-Israeli conflict with Iran. This pushed revenue per available room across Europe, the Middle East and Africa down more than 5%. Marriott reduced its anticipated net room growth to the lower end of its 4.5% to 5% range because of construction delays in the Middle East. However, domestic US room revenue increased 5%, whilst luxury-room revenue rose 9.1%. The company raised its 2026 global room-revenue-growth forecast to between 3% and 3.5% from its previous 2% to 3% range.
Marriott International exceeded second-quarter expectations, with global revenue per available room rising 3.4%, gross fee revenue increasing 13% to $1.58 billion, and adjusted earnings per share climbing 20% to $3.19. The company's global system surpassed 1.8 million rooms across more than 10,000 properties. The hotel chain raised its 2026 outlook, projecting global RevPAR growth of 3% to 3.5% and adjusted earnings per share growth of 16% to 18%. Marriott expects to return more than $4.5 billion to shareholders. Regional performance varied, with US and Canada RevPAR rising 5%, the strongest quarterly increase in 13 quarters. However, Middle East conflict and construction delays are weighing on international performance. The company's development pipeline reached a record approximately 629,000 rooms.
Marriott reported Q2 2026 revenue of $7.07 billion, missing analyst estimates of $7.21 billion despite 4.8% year-on-year growth. The global hospitality company's adjusted earnings per share of $3.19 beat expectations by 3.6%. The company raised its full-year adjusted EPS guidance to $11.73 at the midpoint, a 1.9% increase. Adjusted EBITDA of $1.59 billion exceeded analyst estimates of $1.55 billion. Marriott's revenue per available room reached $150.10, up 5.1% year on year. Operating margin remained steady at 17.4%. Whilst Marriott has grown sales at 22.2% annually over five years, recent growth has slowed to 4.9% over the last two years, below its historical trend.
