Requirements
  • A minimum of 8 years of experience in facilities maintenance in multifamily or hospitality is required.
  • Advanced experience in two or more trades, including electrical, carpentry, plumbing, HVAC, or painting, is required.
  • Working knowledge of appliances is required.
  • Ability to accurately perform basic mathematical functions is required.
  • Environmental Protection Agency Universal Certification is required.
  • Ability to lift up to 50 pounds and perform the stated physical activities is required.
  • Ability to detect auditory and visual alarms is required.
  • Availability to work extended or flexible hours and weekends as needed is required.
  • Availability to work some nights, weekends, and occasional holidays is required.
  • Regular attendance and active participation in company functions and events is required.
  • Maintain a commitment to ongoing professional development through continuing education programs.
Responsibilities
  • Set scope, technical specifications, budget tracking, schedules, material and equipment requirements, subcontractor and vendor bidding and management, and overall planning and execution for cost-effective facility and maintenance projects.
  • Anticipate potential problems and implement or oversee preventative actions to ensure that the physical aspects of the community meet safety and operating procedures.
  • Provide management, leadership, and development of the maintenance team regarding scheduling, duties, and performance.
  • Direct and oversee all maintenance work orders and unit turns in a timely manner while providing customer service to residents.
  • Complete unit inspections as needed and maintain orderly documentation.
  • Maintain an inventory of basic personal tools, including a hammer, screwdriver, adjustable wrench, tape measure, and flashlight, to complete task requirements.
  • Organize, maintain, and use provided supplies cost-effectively.
  • Pre-diagnose and troubleshoot various building systems before scheduling repairs.
  • Repair issues involving HVAC, electrical, plumbing, appliances, carpentry, and related systems.
  • Perform on-call service requests and emergency calls as needed.
  • Maintain an appearance appropriate to the company image.
  • Complete additional tasks or duties assigned by the supervisor.
Desired Qualifications
  • High school education or equivalent is preferred.
  • Certified Pool Operator certification is preferred.
  • Intermediate computer and Internet knowledge is preferred.
  • Ability to use on-site resident management software is preferred.
