Requirements
  • A high school diploma or equivalent is required.
  • At least 5 years of general service and maintenance experience is required, including painting, plumbing, carpentry, electrical work, and drywall repair.
  • EPA certification is required.
  • At least 5 years of experience maintaining, inspecting, diagnosing, troubleshooting, and repairing warm-air furnaces, air conditioners, duct distribution systems, water heaters, and related piping and electrical systems is required.
  • The employee must own the basic tools required for ongoing residential service work.
  • The employee must maintain reliable daily transportation capable of safely transporting required materials, such as ladders, water heaters, and appliances.
  • A valid driver’s license in the working state is required.
  • The employee must be available for on-call service, weekends, and evenings as needed.
  • The employee must be able to work under pressure and meet multiple, competing, and tight deadlines.
  • The employee must be able to interact tactfully and professionally with residents and vendors or contractors.
  • The employee must regularly sit and stand for several hours, climb stairs repeatedly each day, and lift 50 pounds.
  • The employee must know pertinent laws and EPA and Occupational Safety and Health Administration regulations.
  • Working knowledge of Microsoft Office software and proficiency with handheld computers such as smartphones or iPads is required.
  • The employee must handle matters honestly, ethically, and confidentially.
Responsibilities
  • Inspect, troubleshoot, and repair HVAC systems in single-family homes.
  • Perform scheduled, unscheduled, and emergency preventive maintenance, inspections, and service requests, including equipment or system replacement and modifications.
  • Service electrical, plumbing, HVAC, appliance, irrigation, structural, flooring, roofing, lighting, fireplace, gas-fixture, door, window, lock, leak, drywall, painting, pool, hot-tub, and spa-related items as needed.
  • Diagnose advanced HVAC issues and repair or replace defective equipment, components, or wiring.
  • Report major repairs or replacements before spending funds.
  • Monitor property conditions and immediately correct unsafe conditions.
  • Conduct business according to company policies, procedures, and applicable state and federal regulations, including lead-based paint, Americans with Disabilities Act, Fair Housing, HAZCOM, and Occupational Safety and Health Administration requirements.
  • Uphold workplace safety standards and practices.
  • Complete service requests professionally and promptly.
  • Maintain regular attendance and punctuality.
  • Perform other duties assigned by the supervisor.
Desired Qualifications
  • Completion of a technical college or trade program with HVAC certification.
  • Experience repairing all makes and models of residential appliances in customers’ homes.
  • Ability to inspect, diagnose, troubleshoot, repair, and replace defective equipment or components on standard household appliances.
  • Ability to install all makes and models of residential appliances.
  • Previous experience in the single-family or multifamily rental industry.

Progress Residential secures $384.7M refinancing for multi-state rental portfolio

Progress Residential secured $384.7 million in refinancing from Goldman Sachs Mortgage Company for a multi-state single-family rental portfolio. The deal, closed on 25 June at an 83% loan-to-value ratio, covers properties valued at $462.1 million. The portfolio includes 64 homes across 14 Broward County cities in Florida, valued at $71.7 million, or over $1.1 million per property. Progress Residential is a subsidiary of New York private equity firm Pretium Partners. The refinancing closed two weeks before the 21st Century ROAD to Housing Act became law on 11 July. The legislation limits large investors owning at least 350 single-family homes from purchasing additional existing properties, though it permits portfolio refinancing.
