Requirements
  • At least 3 years of direct people-management experience in a hands-on, quota-driven sales environment.
  • Full-cycle lead-management experience from first contact through close.
  • Experience setting and managing team quotas aligned with broader business objectives.
  • Experience managing a full sales operation encompassing outside sales, inside sales, and support staff.
  • Experience working cross-functionally with Marketing, Property Management, and Asset Management.
  • Understanding of the full sales funnel and customer lifetime value.
  • Fluency with a customer relationship management or sales-tracking platform, including the ability to train others and enforce standards.
  • Ability to manage a moving schedule across multiple sites.
  • Experience de-escalating upset customers and adapting quickly when plans change.
  • Ability to deliver candid feedback and navigate difficult conversations clearly and professionally.
  • Ability to analyze performance numbers, identify root causes, and improve results quickly.
  • Valid California driver's license and reliable vehicle.
Responsibilities
  • Own the daily tour schedule by batching routes geographically, reducing drive time, and maximizing quality tours per agent.
  • Identify schedule gaps, no-show patterns, and operational inefficiencies.
  • Conduct tours when coverage is tight.
  • Coordinate with property managers and maintenance on unit readiness and showability.
  • Recruit leasing-agent talent and participate in hiring decisions.
  • Own onboarding covering property knowledge, customer relationship management, tour protocol, and company standards.
  • Create and maintain scripts, objection-handling guides, and training materials.
  • Run ongoing training based on performance data and call reviews.
  • Shadow agents on tours and provide real-time feedback.
  • Review calls for lead handling, follow-up quality, and script adherence.
  • Run weekly team meetings and one-on-one meetings focused on key performance indicators.
  • Audit customer relationship management notes and enforce documentation standards.
  • Identify performance issues and escalate them for formal action when necessary.
  • Score leads daily and prioritize high-potential prospects.
  • Track follow-up cadence and intervene when it slips.
  • Pursue stalled tours, unfinished applications, and cold prospects.
  • Cross-promote leads across the property portfolio.
  • Follow up on late paperwork and deposits until leases are signed.
  • Set and manage team quotas aligned with broader business objectives.
  • Track daily key performance indicators including tours, conversion rates at each funnel stage, and days vacant.
  • Create intervention plans for agents or properties that are off target.
  • Deliver weekly field intelligence to Asset Management on objections, pricing, and the competitive landscape.
  • Partner with Marketing on lead flow, campaign feedback, and market positioning.
  • Partner with Property Management on unit readiness, resident experience, and turn timing.
  • Partner with Asset Management on absorption targets, pricing strategy, and portfolio performance.
  • Serve as the primary contact for lease-up properties.
  • Develop property-specific leasing strategies for lease-ups.
  • Keep agents informed about lease-up units, amenities, pricing, and concessions.
