Developers buy 8 land parcels for 900 homes. HOUSTON - (Realty News Report) - Toll Brothers and Tri Pointe Homes have acquired an assemblage of eight tracts of rural land along Telge Road, just north of the Grand Parkway, for the development of a 919-home community in the Tomball area. The land, totaling about 445 acres in northern Harris County, was purchased from eight different sellers, Land Advisors Organization announced. The tracts range in size from four to 133 acres. "This deal, with an eight-parcel assemblage, was a significant undertaking that's resulting in a big win for the community, which is in desperate need of additional housing," said Kirk Laguarta, who was part of Land Advisors Organization's Houston advisory team that worked on the deals along with Duane Heckman and Nate Jackson. Expected to break ground in late 2026 or early 2027, the community will contain lots ranging from 45 to 80 feet wide. The development plan includes lakes and waterways, a recreation area, and several pocket parks. The site is about 32 miles northwest of downtown Houston. Land along the Grand Parkway has filled with housing, retail, and industrial developments as Houston's population has grown. The segment of the parkway north of Highway 290 opened in 2016, making the area more accessible to jobs throughout the Houston area. A few miles west of the Telge tracts near Mueschke Road, Amira is being developed by Johnson Development on a former Egyptian Arabian horse ranch. The 554-acre community will have more than 1,110 homes by Beazer Homes and Perry Homes at build out. To the east, NewQuest is developing the Grand at 249, a 65-acre retail project at the intersection of Highway 249 and the Grand Parkway. On the south side of the Grand Parkway, near Highway 249, a joint venture of Lovett Industrial and Clarion Partners is developing the 240-acre Interchange 249 business park, which will have 3.1 million SF on completion. Land Advisors Organization represented six of the sellers in the deals, while the other two were represented by Jeff Lokey, Rick Bice, and Tim Martens. Land Advisors Organization represented the buyers on two of the parcels. Toll Brothers purchased three parcels totaling 160.5 acres and Tri Pointe purchased five parcels totaling nearly 288 acres, according to the brokerage firm. Drainage challenges made it difficult to sell and develop the parcels individually, according to Land Advisors Organization. "We have been working with several groups of area landowners wanting to sell for about four years and being able to help them find buyers who are experienced in addressing the site's drainage challenges to bring a vibrant new community to the area was very rewarding," Heckmann said. Toll Brothers and Tri Pointe have teamed up on other Houston area communities, including projects in Richmond, Spring, and Fulshear. 'Extraordinary courage' On average, Chatham Estates residents pay $400 a month for the land their mobile home sits on. The average rent in Cary is almost $2,000. Finding an affordable mobile home park is difficult in the Triangle area. Families being displaced will have to take time off work to find a new location, new schools for their children, jobs and, for many, transportation or interpreters. Councilwoman Michelle Craig, who represents District B where the mobile home park is located, called the situation "devastating." "For three years, these residents have organized, advocated, and shown extraordinary courage in the face of displacement," Craig said in a statement. "Many residents have lived in Chatham Estates for generations, and what's being lost is not just housing, but life savings, stability including jobs and schools, and a crucial support network." Katia Roebuck, an advocate with the NC Congress of Latino Organizations, said she is sad and angry. Despite community efforts to help families relocate, she said there is not enough time or money to help everyone. "People are still struggling," Roebuck said in a phone call. "The $800,000 that Dorcas Ministries is using to assist people is not enough and not everybody qualifies." In 2024, Dorcas Ministries, now part of the nonprofit NeighborUp, launched Stable Homes Cary in partnership with the town to ensure $800,000 went to help relocate families. Depending on the size, moving a mobile home can cost between $3,000 and $20,000. That's if the home can be moved without falling apart. Some of the homes in Chatham Estates were built in the 1990s and have additions like ramps for wheelchairs and porches. "It takes time to move," Roebuck said. A $2M demand for support. Chatham Estates residents and advocates rallied this month after they learned Toll Brothers would buy the land. At a news conference, they called on Toll Brothers and Wilson to invest $2 million into a Resident Relocation Fund. "To a billion-dollar developer, $2 million is a rounding error," said Abigael Dawah, a Chatham Estates resident and single mother of two. "But to the families behind me, it is the difference between a future and a disaster." The developers declined to attend the gathering, and the community is still seeking a meeting. The News & Observer reached out to the developers for comment by email and phone Friday, but did not get a response. "We deserve they have the decency to meet with us," Dawah said. "Don't just build luxury; show some humanity." Success in the chaos. André Anthony, the chief executive officer, of NeighborUp, said it has been preparing for years to help residents navigate the chaos of finding a new home. About 140 families in Chatham Estates are left, but over the past year, Anthony said several have successfully moved. "A lot of these families, even though they knew there was a good chance of this happening, it's still hard to prepare for," Anthony said. "We have been able to provide financial assistance for them to relocate. They've been receiving services through our food panties... All things considered, things are trending in a positive direction." Anthony said the local community has also been helpful. One church donated moving kits that included packing supplies and gift cards. Still, more help is needed. NeighborUp has an online link at neighborup.org/chathamestates where donations can be made. Work on the land is projected to begin in 2027. As Cary races toward a population of 200,000, the loss of Chatham Estates marks the end of one of the town's last affordable neighborhoods. "There is nowhere in Cary that can absorb this many families at once, and there is no way, despite our best efforts, to fully make this beloved community whole again. Toll Brothers will develop the luxury townhomes, and Kennedy Wilson will develop the apartments. Last fall, Toll Brothers announced it would sell its Apartment Living platform to Kennedy Wilson. The townhomes will have single-car garages. Kennedy Wilson will build four 4-story buildings with 170 one-bedroom units and 160 two-bedroom units. Amenities include a swimming pool with cabanas and pergola; pool house with fireplace, outdoor kitchen and bar; and a clubhouse with a fitness center, coworking space, conference room, parlor and private dining room.
