Requirements
  • A minimum of three years of experience in compliance for Tax Credit and Affordable Housing, including Section 8, annual recertifications, regulations, and leasing.
  • Strong knowledge of the IRS 8823 Guide and HUD Manual 4350.3.
  • High school diploma or GED.
  • Ability to read and write English fluently.
  • Ability to accurately perform intermediate mathematical functions.
  • Ability to understand and perform all on-site resident management software functions.
  • Ability to work any day of the week, including scheduled hours and overtime when requested.
  • Ability to serve on-call as scheduled or as necessary.
  • Basic computer knowledge and basic Internet knowledge.
  • Ability to use Outlook and OneSite/Yardi.
  • Intermediate knowledge of Microsoft Suites.
  • Ability to physically access all exterior and interior parts of the property and amenities.
  • Ability to push, pull, lift, carry, or maneuver up to 50 pounds independently and 100 pounds with assistance.
Responsibilities
  • Review household certifications for all affordable properties to ensure compliance.
  • Schedule resident recertification interviews and apartment inspections.
  • Coordinate on-site data collections and process resident information.
  • Maintain property waiting lists and resident files according to company and regulatory-agency policies.
  • Calculate income, assets, rent levels, and related eligibility figures accurately.
  • Train personnel on preparing income certifications and recertifications for Section 8 and federally assisted properties.
  • Review and approve move-in certifications and conduct quarterly reviews of annual recertifications for LIHTC and Section 8 properties.
  • Monitor and report past-due recertifications.
  • Assist in generating year-end building status reports for LIHTC and Section 8 properties and ensure annual electronic reporting is completed.
  • Monitor correct use of income and rent limits and utility allowances.
  • Assist office staff with rent collection, resident social activities, leasing tasks, and other administrative duties.
  • Perform other duties assigned by the Assistant Manager or Community Manager.
  • Attend owner gatherings and resident events, including events held after hours, when required.
  • Maintain ongoing personal development and career growth through corporate-office and external career-path activities.
