Requirements
  • At least three years of full-time maintenance experience or experience in a related field.
  • Residential property maintenance experience is preferred.
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, cleaning, and air-conditioning is required.
  • A boiler license is required when required by the property facilities.
  • Familiarity with contract work hours and Occupational Safety and Health Administration standards is required.
  • A high school degree or equivalent trade-related courses is required.
  • A valid driver’s license and acceptable driving record are required.
  • Mechanical and trade skills are required.
  • The ability to work safely and follow safety directives is required.
  • The ability to read, speak, and comprehend work instructions and safety notices in English is required.
  • The employee must be willing to work evenings, weekends, holidays, and on-call hours when required.
Responsibilities
  • Participate in maintenance projects, including inspecting units, buildings, and common areas; performing repairs; and providing janitorial assistance as needed.
  • Schedule work-order requests according to maintenance priorities.
  • Coordinate maintenance-related contractor activities and, when applicable, negotiate contracts and scopes of work.
  • Control and utilize maintenance-material stock and train maintenance technicians and coworkers.
  • Maintain accurate records for preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, contracts, and suppliers.
  • Assist the Community Manager or Maintenance Manager with annual apartment inspections and apartment move-in and move-out inspections.
  • Perform light electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Perform light plumbing work, including clearing stoppages and replacing fittings.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Perform carpentry work, including fitting doors, freeing windows, replacing and building shelves, and sanding and refinishing floors.
  • Paint interior and exterior areas.
  • Assist with custodial work such as sweeping, mopping, vacuuming, emptying trash, and cleaning windows in common areas.
  • Repair concrete, masonry, roofs, and fencing when required.
  • Assist the exterminator when required.
  • Participate in an on-call schedule for evening, weekend, holiday, and emergency coverage.
  • Ensure storage areas and entrances are locked and adequate lighting is maintained.
  • Adhere to and stay current on applicable building codes.
  • Maintain knowledge of water, gas, apartment, fixture, and sewer cut-offs and post maps of them.
  • Operate within Occupational Safety and Health Administration standards and company safety policies and procedures.
  • Perform scheduled maintenance on equipment according to manufacturers’ recommendations and operating manuals.
  • Ensure timely and professional interactions with residents, contractors, and the property management team regarding maintenance services.
  • Perform other duties as assigned.

Development Partners, City Officials Mark the Start of New $88 Million Amenity-Rich, Mixed-Use Development Coming to Former Site of Hibbert Lumberyard DAVIS, Calif., September 1, 2026 (Newswire.com) - Mayor Donna Neville and other City of Davis officials headlined a groundbreaking ceremony hosted today by The Michaels Organization and its development partners KUDA and JOIN for a new multifamily, mixed-use community, in the heart of downtown Davis. The $88 million development, branded "The Lumberyard," will rise on the former site of Hibbert's Lumberyard and Hardware Store at the intersection of G and 5th Streets, in downtown. "The Lumberyard Project, where families can live, work and shop all in one location, can ensure downtown Davis remains vibrant, economically strong and sustainable for generations to come," said Davis Mayor Donna Neville. "By encouraging private investment, we can bring new residents, customers and energy to the historic downtown while making efficient use of land in areas of the city that are already developed." The five-story mid-rise will offer 239 apartments along with a variety of high-end amenities and a dedicated public paseo along the railroad tracks. Additionally, five percent of the apartments will be set aside for households earning 50 percent or less of the Area Median Income. Amenities will include a state-of-the-art fitness center, co-working space, clubhouse, pool and spa, and a landscaped roof deck and sky-lounge on the 5th floor. Apartments will range from studios to four-bedrooms, with open layouts, high-end finishes, and energy-efficient appliances and lighting. "We are excited to bring this new housing and commercial space to this important site, where our future residents will be within walking distance of all that downtown has to offer," said Michael (Mick) Flannagan, Michaels' Chief Investment Officer. "It's an honor to work alongside the City of Davis and our development partners to create a vibrant, sustainable community that will serve the Davis community for years to come." The community's design pays tribute to the site's history as a lumberyard through features such as a sawtooth roof, corrugated metal, wood-inspired siding, and rustic red accents. The building will also feature solar panels and a wraparound roof deck. Additional sustainability features will include energy-efficient HVAC systems, low-flow plumbing fixtures, drought-tolerant or native landscaping, and smart technology controls in each apartment. The development is designed to achieve LEED certification. Along with Michaels, the development team includes Kyuden Urban Development America (KUDA) and Japan Overseas Infrastructure Investment Corporation for Transport & Urban Development (JOIN), general contractor Brown Construction, and BDE Architects. Evans, Fort Benning's Garrison Commander, and development partner The Michaels Organization to celebrate the groundbreaking of Norton Court, a new residential neighborhood bringing 112 townhomes to military families at Fort Benning. The new two-story homes will replace 112 legacy townhomes originally built in the 1950s and will feature three- and four-bedroom layouts, detached garages, and fenced backyards. Planned as a central neighborhood within Fort Benning, Norton Court was designed to support both everyday family life and a strong sense of community for military families who often relocate throughout their service. "We understood early on that this project was about building both homes and community," said Jim Haley, Principal at Urban Practice. "Military families are constantly adapting to new places and routines, so we focused on creating a neighborhood that encourages connection, supports daily life, and feels welcoming from the moment families arrive." The neighborhood is organized around walkable streets, front porches, shared green spaces, playgrounds, and gathering areas intended to encourage interaction among residents and create opportunities for neighbors and families to connect over time.
