Tennessee Manufacturer ERMCO Expands to West Valley

Tennessee manufacturer ERMCO expands to West Valley. A major manufacturing expansion is headed to the West Valley, adding momentum to Arizona's industrial growth and long-term housing demand. Key details: * Electric Research and Manufacturing Cooperative Inc. (ERMCO) is opening a 566,121-square-foot manufacturing facility in Waddell. * The site is located at 15784 W. Hatcher Road within Virgin Industrial Park. * The project is expected to create more than 500 jobs. * The facility will focus on three-phase distribution transformer manufacturing. * Operations are expected to begin in 2027, with foundational work starting in 2026. * The building was purchased for $90.5 million from IndiCap and Invesco. * This marks ERMCO's first manufacturing operation west of the Mississippi River. * Company leaders cited Arizona's business climate, labor market, and proximity to Western U.S. customers as key drivers. Why this matters to Arizona investors: * Large-scale industrial employment drives long-term rental demand, especially for workforce and mid-income housing. * West Valley submarkets continue to attract manufacturing, logistics, and infrastructure investment. * Job growth supports rent stability and absorption, particularly for single-family rentals in emerging corridors.
