Requirements

Responsibilities
  • Follow company standard operating procedures and team agreements.
  • Assist the project team with coordinating project activities to meet cost, schedule, document control, and quality standards.
  • Exercise independent judgment in the day-to-day administration of projects.
  • Work in both the office and on job sites, including shared staffing coverage at nights and weekends when required.
  • Review owner contracts and become familiar with their terms and conditions.
  • Distribute short-interval and overall construction project schedules and ensure subcontractors have the most up-to-date critical path method schedules.
  • Produce phasing and logistics plans with the project manager.
  • Obtain necessary permits as requested by the project manager.
  • Review drawings and specifications to become familiar with the project.
  • Complete leveling sheets, scope reviews, and buyout activities as requested.
  • Produce the submittal register.
  • Work with the project administrator to ensure subcontractor contracts, insurance, and bonds are current and received before work begins; follow up on missing documents and escalate issues to the project manager.
  • Attend weekly project meetings as needed.
  • Review project logs, including requests for information, submittals, and potential change orders, with the superintendent weekly.
  • Pursue and monitor submittals and track material deliveries; verify that submittals conform to plans and specifications.
  • Collect and draft project requests for information.
  • Collect superintendent daily reports, weekly project photographs, and safety documentation; review for completeness and forward them for filing, informing the project manager of deficiencies.
  • Collect and distribute coordination drawings from subcontractors; review them with the project manager and superintendent; and arrange coordination meetings for the project manager to chair.
  • Collect subcontractor change requests for review by the project manager.
  • Complete quantity take-offs as required.
  • Distribute punch lists and follow up to ensure timely completion of punch-list work.
  • Collect documents required for certificates of occupancy or licensure, including public health department requirements, affidavits, and inspector sign-offs.
  • Assemble the closeout matrix, review it with the project administrator, monitor document collection, and address non-compliant subcontractors directly.
