Requirements
- A high school diploma is required.
- HVAC certification is required.
- Certification in commercial and residential electrical work is required.
- Universal certification must be obtained within one year of hire.
- A valid driver's license and current automobile insurance are required.
- A licensed pool operator credential is required if the community maintains a pool.
- The role requires strong customer service skills.
- The role requires strong interpersonal skills and the ability to communicate instructions accurately.
Responsibilities
- Maintain the property's interior and exterior painting and cleaning.
- Perform maintenance work, including mechanical work, code work, fire alarm checks, and in-house capital improvement projects.
- Schedule capital improvement projects and apartment work.
- Define the scope of outside-contractor improvements, obtain bids, review contractors, and submit the work for approval.
- Repair appliances, including refrigerators, stoves, and dishwashers, and obtain prices and quotes when necessary.
- Repair boiler machinery, keep it in good working condition, and complete monthly inspection reports.
- Perform snow removal where applicable.
- Order pool supplies and ensure they are properly maintained where applicable.
- Maintain good tenant relations and inform the General Manager of potential or existing problems.
- Manage the night and weekend maintenance staff, including bus drivers where applicable.
- Ensure maintenance staff complete work orders in a timely, professional, and courteous manner.
- Hire and terminate maintenance staff in cooperation with the General Manager, including cleaners, painters, groundspeople, and courtesy officers.
- Ensure payroll is submitted accurately and on time for maintenance staff.
- Work with the General Manager daily on scheduling, budgeting, and related operations.
Desired Qualifications
- Additional education is preferred.
- A minimum of two years of supervisory experience is preferred.
