State Street signs lease for new Dublin headquarters.

State Street signs lease for new Dublin headquarters. / 4th August 2026 / State Street has signed a long-term lease for a new Irish headquarters at 2 Grand Canal Quay in Dublin, in what is expected to be one of the largest commercial office lettings in the capital this year. The global financial services and investment management firm will occupy 80,000 sq ft across seven floors of the 15-storey building from the third quarter of 2027, reinforcing its long-term commitment to Ireland as it approaches 30 years in the market. State Street, which established operations in Ireland in 1996, now employs more than 2,000 people across the country through its financial services and asset management businesses. The company also expanded its Irish footprint in 2024 with the opening of a global cybersecurity centre in Kilkenny, supporting operations across more than 200 markets worldwide. The new headquarters will be located at 2 Grand Canal Quay, a recently developed office building by Island Capital in Dublin's South Docklands. 0 seconds of 50 minutes, 21 secondsVolume 0% 00:00 50:21 State Street will occupy floors four to 10, including a terrace on the top floor. Terri Dempsey, Ireland country head for State Street, said the move reflects the firm's confidence in Ireland as a strategic location for its future growth. "State Street is delighted to commit to a new Ireland HQ and an office environment that we believe will be a standard bearer for sustainability and collaborative working," she said. "Ireland and State Street have mutually benefitted from almost 30 years of cooperation, growth and innovation and with this agreement we're setting our long-term commitment to the region in stone. "State Street's continuing investment reflects the depth of financial and technology talent available to support our continued growth and innovation." The development has been designed with sustainability in mind and offers high energy-efficiency standards alongside easy access to public transport, including DART, rail and bus services. Ann Prendergast, head of EMEA for State Street Investment Management, said Ireland's supportive business environment had played a significant role in the company's decision to continue investing in the country. "We remain grateful to successive Irish governments for supportive policies that have seen Ireland prosper as a leading financial services centre for the multi-trillion dollar global funds' industry," she said. She added that a regulatory environment aligned with international standards, while allowing innovation and protecting consumers, had underpinned the firm's long-term commitment. "Against this backdrop, the future is bright for us in Ireland and we look forward to working alongside our local partners and continuing to support our clients in the region for years to come." The letting is also a significant milestone for developer Island Capital, which described the agreement as a strong endorsement of both the project and Dublin's office market. Aidan Killeen, development director at Island Capital, said State Street's decision to occupy more than half of the building represented "a real vote of confidence in Dublin and the commercial office sector as a whole". He added that the development had been designed to meet the changing needs of modern occupiers through its environmental credentials and employee wellbeing facilities, positioning it as a next-generation headquarters building in the heart of Grand Canal Dock.
