Requirements
- At least one year of full-time related experience.
- Willingness to perform all required tasks.
- Strong verbal and written communication skills in English to interact effectively with team members, residents, vendors, and other stakeholders.
- Knowledge of work safety practices.
- A valid driver’s license and reliable transportation.
- Availability for on-call work, emergency responses, extended hours, after-hours work, and weekends.
- Ability to organize and prioritize work.
- Ability to interact with residents professionally.
- Ability to work independently and as part of a team.
Responsibilities
- Conduct all business in accordance with company policies and procedures.
- Inspect vacated apartments and complete the make-ready checklist, informing the Lead Maintenance Technician and Community Manager of needed services and repairs.
- Prepare apartments for new move-ins.
- Check and replace lights as necessary.
- Replace or repair windows, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
- Check appliances and report problems to Lead Maintenance.
- Assist with changing or removing appliances from apartments.
- Make keys when necessary.
- Check and repair or replace faucet and sink plugs as necessary.
- Install ceramic tile backsplashes in kitchens.
- Replace washers when needed.
- Perform exterior repairs to sinks, bathtubs, and similar fixtures when warranted.
- Assist with painting duties when requested.
- Repair or replace curtains, mini-blinds, ceiling fans, and similar items.
- Repair plaster holes in walls and paint as necessary.
- Inspect bathroom tiles and perform minor repairs or replacements.
- Change air-conditioning filters.
- Operate carpet-cleaning equipment to clean carpets.
- Assist with apartment trash-out activities, including moving heavy or bulky items to the dumpster.
- Complete other projects as directed.
