Requirements
  • A Bachelor's Degree in Business or 5+ years of progressive property management work experience in the single-family or multifamily rental industry is required.
  • At least 3 years of supervisory experience is required.
  • A real estate license is required within 90 days of hire.
  • A real estate license and Property Manager Permit are required in the state of Nevada.
  • A valid driver's license is required.

Responsibilities
  • Oversee and manage the development of Property Management staff across move-in, cash collection, customer relations, renter's insurance, early terminations, homeowners association violations, transfers, utilities, and general property management.
  • Lead the property management team in maintaining a high degree of customer service and competency in resident interactions by phone, email, written communication, and in person.
  • Establish a teamwork-focused environment with Leasing, Pricing, Retention, Operations, Service, and Construction teams to drive profit and loss performance.
  • Manage daily operations and oversee the market in the absence of the Regional Operations Director.
  • Resolve customer concerns using sound judgment and autonomy within company guidelines.
  • Ensure customer cases and escalations receive timely responses and that resident follow-up is documented in systems.
  • Drive optimal results on Google, social media, and resident surveys and feedback while focusing the market on enhancing resident experience.
  • Maintain knowledge of standard lease-document provisions and resident rules and regulations.
  • Ensure a consistent, resident-focused move-in experience and audit compliance for move-in documentation.
  • Oversee vacant-home walks, move-in inspections, and asset-show readiness for new residents, as applicable.
  • Confirm that leases are signed and all move-in monies are collected before the move-in date.
  • Provide feedback and training on new-resident orientation and move-in follow-up calls, and ensure all Move-in Checklist items are completed.
  • Collaborate with central departments on move-in approvals, application and lease follow-up, and fleet management.
  • Manage the resident eviction process, including attending eviction court when necessary, and ensure timely possession of assets after nonpayment or lease noncompliance.
  • Gather and provide relevant information and timelines to central support teams for formal resident complaints.
  • Lead a team that partners with central teams to drive rental collections, minimize evictions, and reduce delinquency.
  • Ensure the team conducts occupancy checks as needed and performs move-in and move-out operations in Yardi.
  • Maintain awareness of market and industry conditions and trends.
  • Train the team on fiduciary duty and lead market decisions in the best interests of the business.
  • Ensure policies and procedures are followed and analyze processes for efficiency and staffing levels.
  • Recruit, hire, and train qualified property management team members.
  • Supervise staff, set goals, hold people accountable for results, and provide timely feedback.
  • Ensure all training requirements are completed on time.
  • Ensure employees have goals and receive regular performance feedback.
  • Manage personnel performance through performance reviews, corrective action, mentoring, development plans, and performance improvement plans.
  • Ensure policies, procedures, and safety guidelines are followed.
  • Carry out other duties assigned in the best interests of the company.

Progress Residential secures $384.7M refinancing for multi-state rental portfolio

Progress Residential secured $384.7 million in refinancing from Goldman Sachs Mortgage Company for a multi-state single-family rental portfolio. The deal, closed on 25 June at an 83% loan-to-value ratio, covers properties valued at $462.1 million. The portfolio includes 64 homes across 14 Broward County cities in Florida, valued at $71.7 million, or over $1.1 million per property. Progress Residential is a subsidiary of New York private equity firm Pretium Partners. The refinancing closed two weeks before the 21st Century ROAD to Housing Act became law on 11 July. The legislation limits large investors owning at least 350 single-family homes from purchasing additional existing properties, though it permits portfolio refinancing.
