Requirements
  • High school graduation, a valid driver's license in the work state, and reliable transportation are required.
  • At least five years of experience as a residential construction project manager, senior superintendent, or production home builder/superintendent is required.
  • Experience managing multiple staff members over a geographic region is required.
  • Extensive knowledge of residential construction and renovation techniques and processes, including plumbing, electrical, heating, ventilation and air conditioning, flooring, appliances, landscaping, and irrigation systems, is required.
  • Mastery of general International Building Code requirements and rental property health and safety regulations is required.
  • Excellent oral and written communication is required.
  • The ability to work efficiently and multitask in a fast-paced environment is required.
  • A proven record of working independently with minimal supervision is required.
  • The ability to work flexible hours, including some weekends, after-hours emergencies, and overnight travel for company meetings, is required.
Responsibilities
  • Coordinate internal resources and vendors for the execution of renovation and turn projects.
  • Manage resource allocation to complete projects across the portfolio, minimize downtime, ensure quality, and control costs.
  • Review project scopes and change orders and communicate with internal teams as needed.
  • Ensure scoped work follows company construction and quality standards.
  • Monitor and track the progress of all projects in detail.
  • Manage changes to project scope, schedule, and costs.
  • Oversee vendor relationships and performance with the National Vendor Management Group.
  • Oversee fleet activities and inventory control.
  • Monitor daily, weekly, and monthly reporting to ensure key performance indicators are met and resources are managed effectively.
  • Comply with the company's national procurement policy and program.
  • Accurately track and report all work.
  • Ensure workplace safety standards and practices are upheld.
  • Ensure projects comply with local, state, and federal building and safety regulations.
  • Hire and train Construction Superintendent positions.
  • Oversee associate training on processes, procedures, and corporate initiative implementation, and identify training needs.
  • Assist the Regional Construction Director with staffing forecasts and timely position additions based on Metro Service Area needs.
  • Assist with the creation and circulation of weekly, monthly, quarterly, and annual reports by ensuring duty-related information is accurately reported or updated.
  • Maintain comprehensive project documentation.
  • Meet budgetary objectives and adjust project constraints based on financial analysis.
  • Communicate within the Metro Service Area team and National Operations.
Desired Qualifications
  • Basic computer skills and experience with Excel, Word, Outlook, Salesforce, and Yardi are preferred.
  • Bilingual ability is a plus.

Progress Residential secures $384.7M refinancing for multi-state rental portfolio

Progress Residential secured $384.7 million in refinancing from Goldman Sachs Mortgage Company for a multi-state single-family rental portfolio. The deal, closed on 25 June at an 83% loan-to-value ratio, covers properties valued at $462.1 million. The portfolio includes 64 homes across 14 Broward County cities in Florida, valued at $71.7 million, or over $1.1 million per property. Progress Residential is a subsidiary of New York private equity firm Pretium Partners. The refinancing closed two weeks before the 21st Century ROAD to Housing Act became law on 11 July. The legislation limits large investors owning at least 350 single-family homes from purchasing additional existing properties, though it permits portfolio refinancing.
