  • A high school diploma or equivalent is required.
  • At least five years of property management experience is required.
  • At least one year of supervisory experience is required.
  • Working knowledge of applicable landlord-tenant laws, Fair Housing regulations, the Internal Revenue Service Section 42 Low-Income Housing Tax Credit program, and other laws related to property-specific guidelines and occupancy standards is required.
  • Strong computer skills, especially in the Microsoft Office Suite, are required.
  • A valid driver's license and reliable transportation are required.
Responsibilities
  • Oversee the property's financial performance and work toward achieving budgeted net operating income.
  • Maximize property cash flow by maximizing revenue, minimizing delinquencies, ensuring timely rent collection, monitoring banking activities and daily deposits, and contacting residents to collect overdue rent.
  • Ensure Yardi data is correct by monitoring input and report functions, leasing activities, accounts receivable cash receipts, accounts payable invoices, statements of disposition, monthly closing procedures, and late fees.
  • Develop cost-saving strategies to reduce budgeted expenses.
  • Create the annual operating budget and business plan with the Accounting team and Regional Property Manager.
  • Review financial statements and prepare monthly variance reports.
  • Analyze income, expenses, traffic, lease expirations, market rents, and delinquency financial statements, and make recommendations as needed.
  • Recommend and oversee capital improvements, deferred maintenance, and upgrade programs.
  • Review bid summaries, monitor vendor work, and verify accurate invoicing and completion before payment.
  • Process delinquent residents according to policy, collect late fees, and file on units at the appropriate deadline.
  • Serve as the property representative in court proceedings under the direction of legal counsel and understand property legal issues affecting residency, storage, abandonment, bankruptcy, fair housing, and unlawful detainer or eviction actions.
  • Support the leasing team by leasing apartments, responding to telephone inquiries, qualifying applicants, showing apartments, and ensuring move-in paperwork is accurately prepared.
  • Monitor rental activity, on-site sales, marketing outreach, and advertising plans.
  • Maintain current knowledge of the market, market rents, and demographics; evaluate and recommend rental pricing.
  • Monitor move-in and move-out status reports and manage the monthly renewal process.
  • Verify weekly traffic sources, follow up on prospect status and closing ratios, and implement programs and team development plans to improve results.
  • Ensure residents are on the correct, current Blue Moon lease agreement with accurate terms and conditions.
  • Monitor compliance with Fair Housing regulations, tax compliance regulations, and other applicable laws and occupancy standards.
  • Maintain passing electronic-shop, phone-shop, and physical-shop scores.
  • Complete daily inspections of the property and market-ready units.
  • Direct service operations so service requests are completed within 24 hours and curb appeal standards are met.
  • Supervise safety and risk-management functions, including coordinating monthly safety meetings.
  • Review resident retention programs to meet resident needs and improve retention.
  • Provide customer service and maintain availability or coverage for emergencies, on-call duties, resident functions, and weekends.
  • Recruit and select team members in accordance with the company's selection policies, procedures, and core values.
  • Train, coach, and mentor team members in coordination with the training department and provide ongoing feedback.
  • Create a team environment by holding weekly team meetings, establishing realistic goals, and fostering open communication.
  • Generate employee schedules in e-Time and audit missed punches.
  • Provide ongoing feedback and recommendations for compensation adjustments, promotions, and terminations.
  • Assist at other properties when required and run errands to support the property as necessary.
Desired Qualifications
  • A bachelor's degree or Certified Property Manager designation is highly preferred.
  • A Tax Credit Specialist or Housing Credit Certified Professional designation is preferred.
  • Experience with Yardi is preferred.

Lindsley will lead new project origination and develop market-rate opportunities across the state, reporting to Senior Vice President Brett Gelsomino. Lindsley brings extensive commercial real estate development experience across multifamily, industrial and retail sectors in Florida. He previously served as Development Manager at Milhaus, overseeing the full lifecycle of multifamily projects including land acquisition, entitlements and construction delivery.
