Requirements
  • A high school diploma or GED equivalent is required, or a bachelor's degree from a four-year college or university is preferred.
  • At least 5 years of community management experience, including at least 2 years of supervisory experience.
  • Excellent verbal and written communication and customer service skills, including the ability to create, compose, and edit written material.
  • Ability to work primarily onsite, including occasional weekends or after-hours work when required by business needs or emergencies.
  • Ability to travel between local collection properties and attend trainings, conventions, court, meetings, or other required locations.
  • Ability to respond effectively to sensitive issues; write reports, manuals, speeches, and articles; make effective and persuasive presentations; and motivate and negotiate with employees and client groups.
  • Ability to comprehend, analyze, and interpret documents and solve problems involving several options; intermediate analytical and quantitative skills.
  • In-depth understanding and interpretation of procedures, company policies, and business practices, with responsibility for setting department deadlines.
Responsibilities
  • Lead and develop a diverse team of managers, specialists, and maintenance staff while ensuring financial performance, operational excellence, resident satisfaction, and regulatory compliance across a portfolio of properties.
  • Maintain high customer service standards for prospects, residents, and onsite and corporate departments.
  • Engage directly with residents to improve the resident experience and promote a community-focused atmosphere.
  • Lead responses to portfolio customer sentiment surveys and external reviews to maintain and enhance the portfolio's online reputation.
  • Oversee the resident experience, including communication, relocations, leasing, events, service requests, community upkeep, tours, and move-out.
  • Partner with Maintenance Supervisors and Operations Coordinators to oversee purchase order compliance, work orders, unit turns, curb appeal, vendor and inventory management, asset project management, and resident move-ins.
  • Support new initiatives and project rollouts with Sourcing and Procurement, Facilities, and Construction Execution teams.
  • Ensure compliance with Fair Housing, Landlord-Tenant regulations, OSHA, and company policies.
  • Meet budgeted revenue and expense targets, communicate variances to the Director, and complete assigned financial reporting.
  • Set strategic goals, manage resources, and execute plans to achieve desired outcomes.
  • Direct and delegate customer relationship management tasks, assigning responsibilities to managers to maximize team efficiency and productivity.
  • Lead, mentor, and develop the team to foster a collaborative and high-performing environment.
  • Oversee the Community Relations Manager and team during the collections process and maintain delinquency within company targets.
  • Ensure the team meets company standards while completing bookkeeping and community management functions throughout the resident lifecycle.
  • Provide formal supervision to associates; recommend recruitment, selection, promotion, advancement, corrective action, and termination; plan and monitor staffing levels and labor utilization; and prepare and deliver performance appraisals.
