Requirements
  • A bachelor's degree (B.A./B.S.) from a four-year college or university in business administration, finance, economics, real estate, or a related field.
  • At least 5 years of related experience in multifamily real estate due diligence, asset management, or a financial analysis role.
  • Strong financial and analytical skills.
  • Ability to prioritize and manage a variety of tasks within a tight time schedule.
  • Strong communication skills, including the ability to compile written materials, present underwriting to company leadership, and efficiently coordinate teams across the company.
  • Proficiency in Microsoft Office, Yardi, and Adobe.
  • Ability to work in a fast-paced setting, multitask, and adapt quickly to changing priorities.
  • Ability to sit or stand for extended periods.
  • Ability to respond effectively to sensitive issues, write reports and other materials, make persuasive presentations on complex topics, and negotiate effectively with key employees and client groups.
  • Ability to comprehend, analyze, and interpret real estate documents and solve problems involving several options.
  • Intermediate analytical and quantitative skills.
  • Ability to make decisions with a thorough understanding of procedures, company policies, and business practices, and to set work unit or project deadlines.
Responsibilities
  • Lead the transaction due diligence process from inception to close.
  • Perform deal underwriting.
  • Lead property inspections.
  • Coordinate due diligence deliverables from internal and external teams.
  • Present underwriting and transaction materials to Essex's senior leadership team.
  • Develop and maintain detailed financial models to support underwriting of potential acquisitions, development, and structured finance transactions.
  • Coordinate and lead the due diligence, underwriting, and closing process, including documentation review and analysis of key findings, rent analyses, detailed budget preparation, document checklist calls, lease audits, warranty review and warranty transfer, capital assessment, staffing assessment, third-party report engagement and detailed review, and analysis of historical operating documents.
  • Recognize key risks or non-standard components of a transaction through review of third-party reports, deliverables, and comprehensive asset review.
  • Work closely with senior management and interact extensively with sellers, developers, lenders, brokers, and third-party vendors.
  • Travel to project sites and work with capital maintenance teams to evaluate asset conditions, including potential code violations, necessary repairs, and other major capital needs.
  • Lead and collaborate with cross-functional teams to conduct thorough legal, financial, and physical due diligence.
  • Lead preparation of investment memoranda, presentations, and other materials for internal and external stakeholders.
  • Coordinate and assign tasks to co-workers within a work unit or project team.
  • Lead project teams and plan and supervise assignments of lower-level employees.
  • Identify training needs, track performance, coach, and motivate a work unit or group.
  • Set work unit and project deadlines.
