Requirements
  • High school diploma, GED, or equivalent.
  • Experience in project and work management, quality control, and facility operations.
  • Specialized trade knowledge in troubleshooting electrical and HVAC systems.
  • Knowledge of plumbing systems and techniques for repairing clogged lines, showers, sinks, toilets, and urinals.
  • Working knowledge of building trades, including framing, drywall, flooring, finishing, and roofing.
  • Working knowledge of Microsoft Office and general computer use.
  • Prior computerized maintenance management system experience creating and developing technician schedules and preventive maintenance.
  • Valid driver's license.
  • Strong communication, interpersonal, and organizational skills.
  • Ability to comprehend and interpret instructions.
  • Ability to work with the Senior Vice President of Facilities to prioritize projects.
  • Ability to supervise and direct a team and create a positive team environment.
  • Knowledge of building construction processes and procedures, equipment, tools, materials, and their applications.
  • Ability to multitask and oversee multiple projects at various locations simultaneously.
  • Ability to lift 50 pounds and push 100 pounds.
  • Ability to complete the required Level 2 background screening through the Florida Care Provider Background Screening Clearinghouse.
  • Current CPR and First Aid certifications.
  • Annual completion of YMCA Blood Borne Pathogens Training.
  • Annual completion of YMCA Child Sexual Abuse Prevention class.
  • Compliance with staff safety requirements and cleaning protocols.
Responsibilities
  • Schedule, oversee, and/or conduct maintenance-related work at assigned YMCA properties and facilities.
  • Supervise and manage full-time and/or part-time maintenance staff, custodians, porters, and contract vendors according to location.
  • Ensure maintenance operations comply with YMCA of Southwest Florida policies and Occupational Safety and Health Administration guidelines.
  • Ensure facilities satisfy code-compliance and industry-regulation requirements.
  • Manage assigned site budgets and project future needs that can be deferred.
  • Act as liaison between site-based administrators and the Maintenance Department.
  • Meet and communicate with internal clients and establish positive relationships to support site safety, security, and job satisfaction.
  • Coordinate logistics and ensure completion of complex repairs.
  • Hire and oversee subcontractors for specialized work and follow the correct procedures for the work being conducted.
  • Identify and implement new ways, tools, and assets to improve productivity and efficiency.
  • Coordinate completion of site work orders, manage assigned dashboards, and conduct associated reporting.
  • Inspect facilities and initiate repair and improvement solutions.
  • Prioritize and ensure completion of managed work and preventive maintenance on time.
  • Work varied hours and travel to assigned locations to assist subordinates or respond to emergencies.
  • Perform other duties assigned or modified by the manager.
