Requirements
  • High School Diploma or equivalent.
  • Outstanding sales ability and one year of leasing experience in a computerized environment.
  • Supervisory experience preferred.
  • Ongoing skills necessary to perform job description items.
  • Positive interpersonal skills.
  • Problem-Solving skills including analyzing, recognizing boundaries, being courteous, recognizing options/flexibility, following up to closure, exercising good judgment, working calmly under pressure, organizational skills, ability to work with people, sales abilities, ability to supervise and motivate people, and computer knowledge - Microsoft Word/Excel.
  • Must have command of the English language.
  • Must have a valid driver's license within the state of residency and proof of automobile insurance. Must provide own transportation.
  • Some weekend work required.
  • Support the Company's efforts to prevent and/or eradicate crime in accordance with the attached addendum.
Responsibilities
  • Accountable for the property budget as set forth in Company guidelines.
  • Leasing apartments at optimum rent levels and keeping vacancies to a minimum, including converting walk-in prospects into secured leases, converting telephone calls and emails to appointments, maintaining a waiting list, following up on Guest Cards, screening applicants, lease preparation, move-in orientations, maintaining Move-in List, handling subleases, renewals, extensions, and vacating notices, preparing prospect kits, move-in kits, move-out kits, and other promotional materials, promoting Preferred Employer Plan, maintaining the Resident Renewal Program, proactively soliciting residents' input, making recommendations regarding resident programs and/or policies to Management, strategizing to maximize resident retention, facilitating a resident environment that permits peaceful and quiet enjoyment, working in partnership with residents and the community, maintaining a twenty-one-day letter file and initiating relevant letters.
  • Leasing Office Operations including ensuring policy and procedure are followed, maintaining a professional and attractive appearance in the rental office, daily file maintenance, answering telephones, arranging utility connections and disconnections, walking vacant and inspecting ready units, walking the property and performing property work, following up on general complaints, collecting delinquent rent, checking apartments for skips, handling move-out processing, maintaining Availability Roster, coordinating with service on turnover scheduling, and working delinquencies.
  • Entering resident rent payments into MRI and making bank deposits.
  • Reviewing all paperwork prepared by leasing staff.
  • Enforcement of guest card procedures and follow up.
  • Informing proper authority of trespassers and solicitors on property.
  • Assisting with and promoting social activities as needed.
  • Other duties as assigned.
