Requirements
  • At least 3 years of experience in cost management for construction projects, preferably in data centers or critical facilities.
  • A bachelor's degree in Construction Management, Engineering, Finance, or a related field.
  • Proficiency in cost-management software such as Procore, Microsoft Excel, Word, and PowerPoint, and project-management tools.
  • Strong written and oral communication skills.
  • Ability to analyze and interpret construction drawings, specifications, and contracts, with demonstrated accuracy and attention to detail.
  • Experience with budgeting, forecasting, financial reporting, cost analysis, risk assessment, and value engineering.
  • Ability to lead and collaborate with teams, resolve conflicts, and solve problems; familiarity with codes, industry standards, and best practices.
  • Ability to visit job sites, including navigating stairs and elevated structures, and work closely with project managers, engineers, contractors, and stakeholders.
  • The professional resume must list all educational achievements, professional licenses or certificates, awards received, and detailed employment history for each company or government agency, including contact information, employment dates by month and year, and positions held.
Responsibilities
  • Work with the Director of Construction, Construction Manager, business team, and subcontractors to assemble the project proforma.
  • Review general contractor pre-construction budget updates and guaranteed maximum price pricing.
  • Facilitate cost touchpoints and communication with cost consultants and construction-manager cost managers.
  • Oversee allowance and buyout tracking and develop cost-control strategies aligned with project financial goals.
  • Receive the general contractor's pencil pay application, reconcile issues, and correct entries before submission.
  • Submit the final pay-application package to the Construction Manager for approval.
  • Ensure accurate and timely invoicing and payment processing for subcontractors and vendors, and support contract administration, tracking, and reporting.
  • Prepare estimates at completion for review by updating costs to date and commitments, incorporate construction-manager feedback, and update the estimate at completion in Procore; take a monthly Procore snapshot.
  • Collaborate with Procurement to establish initial owner-furnished, contractor-installed budgets and monthly updates.
  • Manage subcontractor spend, financial validations, and forecast projected expenditures; monitor and report financial performance and variances.
  • Support the development and maintenance of financial models and forecasting tools.
  • Review and process change orders with Construction Managers as needed.
  • Oversee change-management workflows, including tracking allowances and buyouts, and validate impacts and approvals.
  • Manage cost-related risk assessment and mitigation strategies and conduct regular financial audits for compliance with company policies and procedures.
  • Coordinate with procurement teams on cost-effective purchasing and vendor negotiations.
  • Oversee budget reconciliation, vendor budget reallocations, and project-budget corrections with stakeholders.
  • Complete monthly and ad hoc reports, support tax projects, and process miscellaneous bills such as utilities and permits.
  • Support broader team routines and drive process efficiency and software proficiency across the team.
  • Provide financial analysis and recommendations supporting decision-making and continuous improvement.
  • Train and mentor team members on cost-control best practices and software tools, and promote standardized workflows and high data quality.
