Requirements

- Ability to reach overhead and below the knees, including bending, twisting, pulling, and stopping.
- Ability to communicate with employees, managers, subordinates, residents, and guests through verbal communication, hearing ability, and visual acuity.
- Ability to adapt to moderate temperatures throughout the property and work outdoors for long periods.
- High school diploma or equivalent.
- One year of relevant experience.
Responsibilities
- Perform scheduled preventive maintenance on building common-area hardware by visually inspecting items needing repair and applying knowledge of a wide variety of maintenance trades.
- Receive daily work-order assignments from the department head and through the automated work-order system.
- Respond to maintenance calls and opportunities in a positive and polite manner.
- Attend to all mechanical calls in a timely manner while maintaining quality workmanship.
- Inspect assigned areas using a digital checklist and record information about building concerns.
- Repair or replace doors, levers, blinds, drawers, cylinders, and other hardware, and perform minor carpentry as needed.
- Complete minor electrical work orders, including replacing outlets, resetting breakers, replacing ballasts, and using voltage testers and amp meters.
- Complete minor plumbing work orders, including unclogging drain lines, repairing or replacing valves, replacing gaskets, and replacing vacuum breakers.
- Respond appropriately to emergencies and follow all emergency response procedures.
- Ensure the job site is clean and orderly after completing work.
- Work under pressure and time demands and work overtime when needed or requested by the department head.
- Report major repair and safety concerns to the department head or an appropriate senior campus leader.
- Maintain the general condition of the campus across basic electrical, carpentry, plumbing, mechanical, and painting tasks.
- Complete maintenance-request work orders from the Director of Engineering in a timely manner.
- Participate in the preventive maintenance program for all building equipment.
- Complete other special tasks assigned periodically by the Director of Engineering.
- Adhere consistently to department policies and procedures, including Lynn University and engineering department standard operating procedures.
