Requirements
  • Demonstrate progressive accountability and responsibility in property management and residential multi-housing business principles, including sales, customer service, revenue and expense management, and financial business plans.
  • Read, write, and communicate effectively to complete business plans, financial documents, and legal documents and communicate property strategies and performance with clients and property owners.
  • Apply mathematical skills to calculate financial records, budgets, percentages, and fiscal reporting information.
  • Demonstrate senior-level skills in interviewing, onboarding, directing, evaluating performance, and making talent management decisions.
  • Use internet, word processing, spreadsheet, database management, and property management software.
  • Meet predictable attendance and punctuality expectations and the physical demands of the position.
  • Be available to work onsite, including occasional weekends or after-hours work, and travel for business purposes.
  • Physically access exterior and interior areas of assigned properties and amenities and lift up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Supervise and mentor on-site property team members through goal communication, one-on-one mentoring, and daily team huddles.
  • Hire, onboard, train, and manage team-member performance in accordance with company policies, values, and business practices.
  • Manage client and owner relationships by conducting property tours, providing performance updates, and responding to requests.
  • Develop property budgets by analyzing financial statements, marketing information, and operational reports.
  • Set rent rates, collect and post rent and fees, complete bank deposits, and prepare and review monthly financial status reports to meet revenue targets.
  • Approve vendor, contractor, and service-provider invoices by reconciling work performed or products purchased, validating certificates of insurance, coding charges, and coordinating with accounting and clients or owners.
  • Analyze market and economic trends and implement marketing and leasing strategies to achieve occupancy and revenue goals.
  • Respond to resident questions, grievances, and requests to promote resident satisfaction and retention.
  • Ensure maintenance team compliance with company standards for responding to and completing resident service requests.
  • Conduct in-person property inspections and take action to maintain standards for safety, cleanliness, appearance, grounds, buildings, and amenities.
  • Complete accounting, financial, administrative, and other required reports.
  • Oversee lease enforcement through apartment inspections, notice requirements, eviction procedures, and collection of late fees and other allowable charges.
  • Participate in industry associations, community activities, and professional-development efforts that support company business goals.
  • Create and maintain sequenced plans to launch projects and lead cross-functional change programs.
