Responsibilities
  • Oversee all construction activities from inception to move-in, managing job sites, scheduling, and supervising trade partners to ensure adherence to project timelines and scopes of work.
  • Conduct twice-daily home walks to monitor progress, uphold quality standards, maintain schedule compliance, and optimize profitability.
  • Supervise construction activities on homes from start to finish, including pre-construction meetings, pre-drywall meetings, and final presentation meetings.
  • Negotiate solutions raised by inspectors and trade partners, ensuring cost-effective resolutions that support budget adherence and contribute to Continuous Improvement Processes by identifying efficiencies and best practices.
  • Manage daily trade partner communications and invoice approvals through Build Pro, ensuring timely notifications, workflow efficiency, and accurate payment processing.
  • Provide trade partner feedback to the Lead Construction Manager concerning trade partner timeliness and attention to detail.
  • Ensure job site cleanliness, safety, and adherence to state and federal building codes.
  • Maintain accurate safety logs, conduct regular on-site safety meetings, and proactively address regulatory concerns.
  • Perform Stormwater Pollution Prevention Plan inspections as required by county, state, and federal guidelines and maintain the required records and documentation.
  • Oversee the construction process, including pre-construction meetings, inspections, and final walkthroughs.
  • Manage documentation, including approving change orders, purchase orders, and safety logs.
  • Collaborate with internal teams, including sales, customer care, and management, to ensure effective communication and problem resolution.

The project is noted as one of the most ambitious residential projects for the city in recent memory. Lennar plans to build an estimated 1,600 single-family homes and 760 multi-family homes. The project is especially interesting given the city's new investment in the area, planning to devote around $19 million for water and sewer infrastructure investments. Full build-out for the Everlands West development is expected to reach completion in 2036. The project continues Lennar's presence in the Palm Bay market, with five currently active communities. "Both the existing and proposed future land use designations allow for significantly higher residential densities than what's being proposed with this community, said But even with the flexibility, this project is being designed at just a low overall density of 1.96 dwelling units an acre. In addition, the plan preserves over 310 acres of wetlands in conservation areas, helping maintain that natural character of the site."
