- A high school diploma or GED is required.
- A valid driver's license is required; a chemical application license is preferred.
- Knowledge of building construction, plumbing, electrical wiring, vehicle and equipment repair, painting, and groundskeeping is required.
- The ability to use the required tools and equipment is required.
- The ability to read and understand blueprints is required.
- The role requires attention to detail and literacy, writing, documentation, communication, and interpersonal abilities.
- Lead all phases of building maintenance, groundskeeping, and maintenance and upkeep of company vehicles and equipment.
- Review maintenance work orders and assign priority.
- Complete work orders in a timely manner.
- Procure supplies and small equipment to support prompt and efficient maintenance and grounds upkeep.
- Monitor work to ensure quality.
- Assist with periodic reviews of buildings and grounds to identify emerging needs.
- Maintain the budget.
- Inspect equipment regularly to determine repair and maintenance work needed to prevent breakdowns and major overhauls.
- Recommend when equipment should be shut down for major overhauls.
- Plan repair, replacement, mechanical alteration, and overhaul operations according to trade practices and manufacturer specifications.
- Repair and install pumps and motors, then check and calibrate systems and make necessary adjustments or modifications.
- Make operating adjustments, check and replace thermostats, maintain gauge-reading and operating-data logs, and periodically take temperature and humidity readings.
- Use hand tools and air-measuring devices such as thermometers, manometers, and draft gauges.
- Complete groundskeeping, snow removal, water treatment, wastewater treatment, and security duties as directed.
- Follow established policies and procedures, including infection control, Universal Precautions, safety regulations, and personnel policies.
- Maintain working relationships with supervisors of other departments and other staff.
- Chair the safety committee and report accidents, incidents, hazardous conditions, and hazardous equipment.
- Work with leadership team members to provide a safe and enjoyable living and working environment and support Total Quality Management and Quality Improvement committee efforts.
- A chemical application license is preferred.
