Requirements
  • Minimum 3 years of experience in multifamily property maintenance or a related field.
  • Proven leadership and organizational skills, with the ability to manage staff and daily operations effectively.
  • Strong understanding of state lease forms, Fair Housing laws, and the Property Code.
  • Proficiency in property management software such as OneSite and/or Yardi and the Microsoft Office Suite.
  • Interpersonal, communication, and customer service skills for professional interaction with residents, vendors, and staff.
  • Ability to multitask and adapt in a fast-paced, deadline-driven environment.
  • Required CPO and HVAC certifications.
  • Availability to work 40 hours per week, including weekends as needed, and participate in a rotating on-call schedule for emergencies.
  • Ability to perform frequent physical activity, including standing, bending, squatting, kneeling, climbing stairs and ladders, pushing and pulling, reaching overhead, gripping, and handling tools and equipment.
  • Ability to read manuals and caution labels, complete written documentation accurately, observe details at close and distant range, listen to diagnose repairs, and communicate clearly.
  • Frequent use of personal transportation to pick up supplies or respond to service calls.
  • Valid driver's license and current auto insurance coverage.
  • Ability to work indoors and outdoors in all weather conditions and occasional exposure to fumes, solvents, adhesives, confined workspaces, and awkward positions.
Responsibilities
  • Maintain proper inventory levels of maintenance supplies and tools and ensure tools remain in excellent working condition.
  • Monitor and correct hazardous conditions throughout the property, including gates, lighting, and stairs.
  • Identify and label utility cut-offs and sewer cleanouts and maintain corresponding property maps.
  • Keep storage areas locked and clean, perform daily cleanup of work areas, and maintain cleanliness across the grounds.
  • Train and mentor maintenance assistants and team members and promote a safety-first culture.
  • Conduct regular safety meetings and ensure team-wide compliance with HAZCOM standards and regulations.
  • Approve and delegate service requests, oversee completion, and provide hands-on support when needed.
  • Maintain knowledge of the property maintenance budget and obtain management approval for major expenses.
  • Establish and manage systems for prompt resident service and complete work orders within 24 hours when possible.
  • Schedule on-call and emergency maintenance rotations in coordination with the property manager.
  • Perform and schedule preventative maintenance for all equipment and common areas.
  • Coordinate with external vendors and ensure maintenance work meets company standards.
  • Promote exceptional customer service and ensure timely responses to resident concerns and service requests.
  • Conduct move-in and move-out inspections and review notices to vacate to improve retention efforts.
  • Maintain resident satisfaction and implement initiatives that foster a sense of community.
  • Maintain complete and accurate records for leases, inspections, renewals, and permits.
  • Submit weekly and monthly reports to the corporate office and participate in corporate management meetings.
  • Ensure the property remains compliant with licensing and safety regulations.
  • Make occasional emergency trips to property sites and complete pickups or deliveries to and from the corporate office as needed.
