Requirements
  • Working knowledge of NSpire inspection.
  • Excellent knowledge of plumbing, electrical, heating, ventilation, and air conditioning, and carpentry.
  • Extensive knowledge of residential building systems, including boilers, chillers, cooling towers, air handlers, condensing units, and roof fans.
  • Experience supervising others.
  • Professional building-system licenses may be required based on the assigned building type.
  • Proficiency with maintenance-related programs, Microsoft Word, Microsoft Excel, email, and web searches.
  • Ability to manage multiple projects and work assignments from various staff and volunteers.
  • Ability to accomplish innovative projects with little supervision.
  • Ability to work a flexible schedule, including evenings, weekends, and emergency situations.
  • Fluent English reading and writing ability, intermediate mathematical ability, and ability to use on-site resident-management software.
  • At least three years of experience in residential property management or a related field.
  • Basic computer knowledge, ability to use Outlook and OneSite, intermediate knowledge of Microsoft Word and Excel, and basic internet knowledge.
  • Ability to physically access all exterior and interior areas of the property and amenities.
  • Ability to push, pull, lift, carry, or maneuver up to 50 pounds independently and 100 pounds with assistance.
Responsibilities
  • Work with the on-site team to manage maintenance-related repairs and upkeep of the property.
  • Manage the make-ready process so apartments are prepared for move-in promptly.
  • Initiate, perform, and oversee maintenance projects that improve curb appeal, maintain and optimize building systems, and monitor contractor performance.
  • Develop scopes of work for small improvements and services and obtain bids from qualified contractors.
  • Manage expenses in accordance with owner goals and minimize expenses through proposal review, pricing negotiation, and budgeting.
  • Develop and maintain vendor relationships, negotiate pricing, and collaborate on the approved vendor list.
  • Supervise and support the maintenance team daily, identify training and development opportunities, and hold the team accountable for building and work-area conditions.
  • Direct the preventive maintenance program and ensure timely completion and thorough documentation.
  • Follow all local, state, and federal housing rules.
  • Build and motivate a team focused on customer service and curb appeal.
  • Work on call and during occasional overtime hours.
  • Maintain ongoing personal development and career growth through corporate and external learning activities.
