Requirements
  • A High School Graduate or General Education Degree (GED) is required.
  • One or more years of related experience is required.
  • A valid driver's license is required if assigned to travel between multiple locations.
  • Must obtain and maintain mandatory state and federal requirements and certifications for the occupation.
  • General knowledge and experience in electrical, plumbing, heating, ventilation, and air conditioning, landscaping, carpentry, and basic maintenance.
  • Must be adept at using a wide variety of hand and power tools and yard care equipment as pertaining to general maintenance.
  • Strong interpersonal and communication skills.
  • Ability to organize and prioritize work.
  • Good time management skills.
  • Ability to quickly identify and solve problems as pertaining to general maintenance.
  • Ability to perceive and recommend preventative maintenance measures.

Responsibilities
  • Maintain all areas of the property and its surroundings in a professional manner and in good working order.
  • Complete resident work orders requested through the Housing Manager.
  • Troubleshoot appliances throughout the property and resident units.
  • Coordinate with office staff to prepare units for new residents.
  • Participate in required special activities, including safety committee activities and mentoring, orientation, or onboarding of new hires.
  • Maintain the community grounds by cleaning sidewalks and entrances, sweeping, removing trash, cleaning parking lots, removing leaves and snow, mowing and edging lawns, caring for trees, shrubs, and plantings, maintaining sprinkling systems when applicable, and fertilizing as needed.
  • Clean and maintain entrance vestibules, lobbies, hallways, laundry rooms, elevators where applicable, trash rooms, stairwells where applicable, public restrooms, social rooms, and office and reception areas.
  • Strip and wax floors as needed under the direction of the Manager and in cooperation with Housekeeping staff.
  • Clean and refurbish newly vacated apartments, including checking for maintenance issues, preparing units for painting, painting with basic brushes and rollers, and thoroughly cleaning the apartments.
  • Work with the Manager to inspect all units annually and perform needed maintenance work as soon as possible.
  • Uphold emergency maintenance procedures by responding immediately to major building problems or failures, ensuring resident and staff safety, and coordinating with local authorities as necessary.
  • Complete miscellaneous work orders, including replacing light bulbs, maintaining water heaters, managing apartment heating, ventilation, and air conditioning units, troubleshooting appliances, unclogging or repairing toilets, unclogging garbage disposals, performing minor plumbing and electrical repairs and installations, checking fire extinguishers, repairing or cleaning carpets, and installing emergency communication units.
  • Coordinate with outside vendors and contractors for large or advanced maintenance projects.
  • Remain on call 24 hours a day, 7 days a week for emergency situations.
  • Coordinate with the Manager to set and uphold the annual maintenance budget.
  • Assist with training other Maintenance staff under the direction of the Housing Manager and Regional Manager.
  • Perform all other duties as assigned or directed.
