Requirements
  • Bachelor's Degree in Construction Management or Engineering.
  • 7-10 years of experience working in either design or construction of projects, with experience in laboratories, semiconductor, data center, and/or critical facility construction.
  • Proficient use of Microsoft Word, Excel, PowerPoint, and Project.
  • A history of strong client relations and people-management skills.
  • Solid analytical and problem-solving skills.
  • Ability to identify issues and proactively respond to project issues.
  • Strong written and oral communication skills for exchanging information with senior management, service providers, workers, and contractors.

Responsibilities
  • Review the construction manager's monthly forecast.
  • Hold weekly critical path method schedule review meetings.
  • Attend multiple construction manager and subcontractor detailed planning meetings.
  • Manage the Owner Furnished Contractor Installed equipment schedule.
  • Schedule vendor start-up activities.
  • Coordinate the commissioning schedule.
  • Manage owner and direct-vendor schedules for information technology, roofing consultants, geotechnical consultants, and third-party inspectors.
  • Manage the customer fit-out schedule.
  • Review and support guaranteed maximum price buyout.
  • Perform detailed analysis of guaranteed maximum price buyout and own recommendations.
  • Provide value-engineering recommendations with analysis.
  • Review and approve change orders, including cost approval and process flow.
  • Develop proactive cost-avoidance and cost-reduction ideas.
  • Review monthly pay applications.
  • Provide general quality assurance and quality control oversight.
  • Conduct daily quality assurance and quality control reviews and inspections with the construction manager.
  • Provide general safety oversight.
  • Conduct daily safety reviews and inspections with the construction manager.
  • Coordinate facility activities, including method-of-procedure documents and notifications.
  • Assess weekly progress and provide accurate reporting.
  • Process cost documents, including pay applications and change orders.
  • Manage and attend weekly owner-architect-contractor meetings and prepare minutes.
  • Provide weekly project reporting.
  • Manage the project closeout process, including financial closeout, operations and maintenance documentation, punch lists, and operations activities.
  • Manage design coordination efforts after initial design.
  • Coordinate integration of the customer fit-out design package for non-base-building work.
  • Validate design costs and process changes.
  • Manage and communicate the overall permit process.
  • Manage authority-having-jurisdiction inspections and the certificate-of-occupancy process.
  • Oversee all phases of project execution, including schedule, cost, quality, safety, design coordination, permitting, and project closeout, while serving as the primary liaison among owners, contractors, consultants, and vendors.
