Requirements
  • Ability to read and understand blueprints and schematics.
  • Must be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
  • Perform basic and advanced HVAC repairs to heating and cooling systems. Repairs and maintenance include items such as completing preventive maintenance checks and services, troubleshooting systems to identify problems, repair / replace faulty internal parts, pull vacuums and charge units, repair / replace entire HVAC systems. Such systems include water source heat pumps, cooling towers, fluid coolers, heat exchangers, splits systems, chillers, and fan coils.
  • Proficient knowledge of BMS/EMS systems.
  • Operate, maintain, and repair boilers, heaters, pumps, valves, appurtenances, and distribution lines for steam and heated or processed water.
  • Operate, maintain, and repair various systems and equipment, including pumps (for brines, refrigerants, water, and fuel oil), air compressors, gas distribution lines, water systems (filters, softeners, piping), electrical motors and engines, fuel oil systems, and sanitary sewer systems. This work includes all associated valves, appurtenances, lines, controls, and devices.
  • Maintain and repair various equipment including trash compactors (electrical and hydraulic systems), kitchen equipment, and electrical power distribution systems (including lighting, mechanical, plumbing, and controls).
  • Ensure proper system operation during seasonal changes and recalibrate controls to optimize energy efficiency.
  • Maintain life safety and security systems.
  • Run and maintain emergency generators and fire pumps.
  • Ensure the accurate maintenance and timely updates of plant operation logs, chiller operation logs, and generator performance logs.
  • Perform additional duties and responsibilities as requested by Building Management.

The Michaels Organization and GoVenture Capital are developing the community at 274 Franklin Street with Maugel DeStefano Architects and H+O. The five-story building will include 364 apartments supported by more than 80,000 square feet of amenity space. A 3.23-acre site spanning Franklin, Arctic, and Hygeia Streets places residents steps from Union Station, offering access to commuter rail service toward Boston and convenient links to downtown and the Canal District. Housing designed around transit. Renovation work at Union Station increased activity in surrounding blocks and helped shape demand for homes near transit. The Benjamin on Franklin advances this pattern by delivering housing beside a major regional transportation hub. Direct rail access and walkability reinforce the project's long-term appeal and support continued growth in Worcester's downtown core. Homes and amenities supporting daily living. The new multi-family development includes 364 apartments, with 36 designated for households earning 60 percent of the area median income. Remaining homes serve the workforce and market-rate renters.
