Requirements
- EPA 608/CFC Certification is required.
- A high school diploma or equivalent is required.
- A current driver's license is required.
- Central Plant System experience is required.
- EPA Section 608 Universal Certification is required.
- At least 10 years of residential maintenance experience is required.
- At least 8 years of building facilities operation experience in a luxury apartment is required.
- A minimum of 5 years of supervisory experience as a senior engineer, technician, or equivalent facilities management position is required.
- Building automation systems experience is required.
- Extensive knowledge of HVAC, electrical, and plumbing systems in multifamily housing and medium- to large-sized facility operations is required.
- Experience with elevator maintenance, fire sprinkler and alarm systems, and high-rise buildings is required.
- Proficiency with computers and relevant computer programs is required.
- General understanding and use of Microsoft Office, Microsoft Word, Excel, and Outlook is required.
- Ability to work after hours as needed, including an on-call rotation, is required.
- Ability to establish strong working relationships in a team setting is required.
- Ability to multitask and prioritize tasks with strong attention to detail in a fast-paced environment is required.
- Ability to work independently with minimal supervision is required.
- The role requires standing for long periods; walking; climbing stairs; balancing; stooping; kneeling; crouching; bending; stretching; twisting; and reaching.
- The role requires pushing, pulling, or lifting up to 50 pounds.
- The role requires working under variable temperature and noise conditions, indoors and outdoors, and around fumes, hazards, dust, mites, chemicals, and biohazards.
Responsibilities
- Help manage daily operations, leadership, and administration of the engineering team to safely, efficiently, and effectively operate machinery and systems.
- Provide Class A customer service by building rapport with residents and exceeding expectations when possible.
- Protect and help improve the value of client assets.
- Help oversee maintenance technicians assigned to the property and assign work orders.
- Schedule apartment turnovers.
- Coordinate vendors and contractors in the Maintenance Manager's absence.
- Perform preventive maintenance on apartments and building equipment.
- Perform repairs, maintenance, and cleaning throughout the interior and exterior of the property.
- Perform emergency on-call service on a rotating basis.
- Perform electrical, HVAC, plumbing, carpentry, masonry, and appliance repairs.
- Repair and treat structures including showers, sinks, appliances, doors and cabinets, walls, and building exteriors.
- Prepare units for new move-ins.
- Maintain, repair, and replace HVAC systems.
- Complete grounds work, including grounds pickup, sweeping, and light landscaping, as necessary.
- Work with exposure to continuous repetitive motions.
Desired Qualifications
- Master electrician and plumbing credentials are preferred.
- Experience with Yardi is preferred.
- Exposure to budgeting and basic accounting is desirable.
