Requirements
  • Knowledge of Air conditioning, uninterruptible power supply systems, generators and low voltage systems, including the ability to fault find using graphical information and current alarm data
  • Experience with Computer Based Maintenance systems such as Maximo and the ability to keep maintenance and reactive tickets up to date with accurate data
  • Familiarity with Permit to Work systems and adherence to quality, health and safety procedures and client requirements
  • Understanding of safe working practices and use of personal protective equipment
  • Ability to manage sub-contractors, oversee their work and ensure compliance with contract requirements
Responsibilities
  • Ensure that routine planned preventative maintenance is carried out to all mechanical and electrical plant in accordance with site task schedules and asset lists
  • Ensure that reactive tasks throughout the building are completed and proactively identify areas for improvement, including concessionary stores and fabric related items
  • Ensure that sub-contractors perform to meet contract requirements; administer sub-contractor work approvals and safe operation while repair or service is carried out on site
  • Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times
  • Ensure suitable spares are available for both maintenance and reactive works and provide parts lists and estimated timescales for remedial works
  • Ensure that all relevant paperwork regarding reactive and breakdown works is completed and passed to the contract administrator without delay
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices at all times
  • Develop and maintain good working relationships with BGIS staff, subcontractors and client representatives
  • Provide a Safe and Healthy working environment and enforce the wearing of uniform and personal protective equipment at all times
  • Maintain a professional image of BGIS when interacting with clients at all times
  • Keep plant rooms under BGIS responsibility locked and clean and tidy at all times
  • Supervise and monitor subcontractors’ works while they are on site undertaking maintenance
  • Ensure assigned tasks are actioned and completed as appropriate
  • Complete tasks with appropriate health and safety awareness and implementation
  • Understand and comply with contractual key performance indicators and service level agreements
  • Keep Computer Based Maintenance system up to date and ensure PPM and reactive tickets are closed with accurate data
  • Operate a Permit to Work System in accordance with BGIS Quality, Health & Safety procedures and client requirements (or approved client system)
  • Produce near-miss reports, dynamic risk assessments and detailed records of site activities and escalate any non-compliance
  • Proactively check the operation of the lock-out tag-out system in line with BGIS procedures and client requirements
  • Monitor the building environmental conditions using the Building Management System and maintain acceptable internal conditions
  • Any other task as directed by the Site management team
