- At least five years' experience in plant engineering and/or trades such as plumbing, electrical, painting, carpentry, refrigeration, ground maintenance, masonry or maintenance.
- Three years supervisory experience.
- Must have outstanding customer service skills with a senior population; focus on meeting and exceeding expectations.
- Implements systems and controls to achieve financial performance as established by the department budget. This includes developing budgets and capital spending plans on an annual basis.
- Develop financial forecasts and actively participate in monthly profit/loss review meetings.
- Develop and implement plans for the plant operations team and vendors to maintain property, equipment, grounds and other assets in an acceptable state of repair.
- Ensure that apartment maintenance requests are handled in a prompt and courteous manner through the TELS system.
- Develop plans that provides and maintains a quality facility with respect to the interior and exterior of the buildings, roads, grounds, tools and equipment to achieve a safe, sanitary and healthy living/working environment for residents and staff.
- Assures that all services and programs are in compliance with federal, state, and/or local laws and statutes.
- Plans and initiates staff training in emergency preparedness, life safety, personal protective equipment, OSHA mandated training, and other required training. Monitors infection control guidelines within the department.
- Develops established emergency policies and procedures for the team to follow.
- Reviews and analyzes quality control, maintenance and operational reports to determine causes of non-conformity with product specifications and operating or production problems.
- Experience in apartments and condo renovations for Upscale Senior Living and ability to manage timelines with outside contractors.
- Previous experience in the health care field and/or with an elderly population preferred.
- Knowledge in fire safety and MSDS training also preferred.
Greenwood Village South is a non-profit Life Plan Community in Greenwood, Indiana that offers a continuum of senior living options, including independent living, assisted living, memory care, and skilled nursing and rehabilitation, all on one campus.
