Requirements
  • An Associate degree in engineering technology, architectural technology, building maintenance, construction, or another related field is required.
  • At least seven years of experience in commercial, industrial, or institutional facilities design, construction maintenance, or an equivalent combination of relevant education and experience is required.
  • Extensive knowledge of building and utility systems, including heating, ventilation, and air conditioning, controls, plumbing and mechanical piping, electrical systems, water, chilled water, and building systems is required.
  • Ability to read and understand architectural and engineering drawings, process flow diagrams, P&ID diagrams, ladder logic diagrams, specifications, and material and equipment submittals is required.
  • Ability to provide solutions to technical problems of moderate scope and complexity is required.
  • Attention to detail, analysis, decision-making, problem-solving, and conflict-resolution abilities are required.
  • Effective oral and written communication with senior university management, faculty, trade employees, supervisors, staff from other departments, students, and other audiences is required.
  • Proficiency with Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook, is required.
Responsibilities
  • Represent Facility Operations on building and utility construction and renovation projects as a member of capital project teams.
  • Participate in project scoping meetings to understand project scope, customer and stakeholder goals, schedules, and impacts on existing building systems and utility infrastructure.
  • Monitor and facilitate execution of the Facilities Management Department High Performance Building Framework through the Sustainable Building Coordinator, commissioning agent, and Project Manager.
  • Escalate unresolved items from the project team to the Project Steering Team.
  • Provide timely recommendations on matters affecting long-term building and utility operation and maintenance and service delivery.
  • Review and provide written comments on drawings, specifications, and submittals.
  • Review control sequences of operation and building automation system graphics for compliance with Facilities Management Department Construction Standards.
  • Review equipment accessibility for maintenance and service activities.
  • Provide technical resources to capital projects during construction and the warranty period.
  • Review exceptions to Construction Standards and provide input on whether requests are justified or acceptable.
  • Review and comment on value-engineering options.
  • Review project requests for information responses and advise the Project Manager on impacts and appropriate responses.
  • Review integrated project construction schedules, milestones, and detailed events.
  • Participate in coordination meetings, review coordination drawings and building information modeling models for trade interferences, and discuss installation means and methods.
  • Identify Operations Team support needed for construction activities.
  • Assist with coordinating shutdowns and service interruptions and assess timing and schedule impacts.
  • Perform construction walkthroughs based on task, phase, complexity, and construction speed.
  • Document and communicate project issues through the Duke Project Manager.
  • Review change orders involving material, equipment, or design changes.
  • Review preliminary test and balance reports and controls checkout reports.
  • Review commissioning scopes of work, testing plans, commissioning requests for proposals, commissioning schedules, issue logs, and updates.
  • Decide whether Capital Project Coordinators or other Facilities Management representatives should participate in or witness acceptance and commissioning tests.
  • Coordinate and review project training requirements for Facilities Management shops.
  • Receive and review completed asset spreadsheets from the commissioning agent for incorporation into the Enterprise Asset Management work order management system.
  • Review project turnover documents and plans.
  • Provide backup coverage for other Capital Project Coordinators and develop additional operational and facility knowledge.
  • Identify, review, and help develop solutions for applicable warranty-phase issues.
  • Verify that implemented measures are correct.
  • Perform other duties as required.
