- At least one year of experience in building maintenance or equivalent experience is required.
- A valid Colorado driver's license, insurance verification, and a good driving record are required.
- The position requires effective communication and the ability to relate well to people from diverse backgrounds.
- The employee must be able to lift and carry up to 50 pounds.
- Work-related travel is required.
- The employee must be able to use an extension ladder to make repairs as needed.
- The employee must be able to perform emergency maintenance.
- The position is full-time and expected to work Monday through Friday from 8:00 a.m. to 5:00 p.m., with additional scheduled or needed after-hours, weekend, and holiday emergency coverage.
- Additional hours may be required in preparation for REAC inspections.
- Visa sponsorship is not offered for this role.
- Assign and assist with supervising the daily work of maintenance and janitorial staff.
- Assist the Community Administrator in monitoring third-party vendor contracts, ensuring work-order completion, and reviewing price quotes for parts, services, and labor projects.
- Coordinate vendors, order supplies, schedule make-readies, compile work orders and make-readies in the computer, and ensure work is completed within established time and quality standards.
- Conduct pre-inspections of properties in preparation for REAC inspections.
- Train and assist in supervising housing maintenance staff and temporary employees in accordance with personnel policies and procedures.
- Perform maintenance and repairs on facilities, equipment, and grounds, including electrical, plumbing, carpentry, heating, and HVAC systems.
- Address safety issues that may present hazards to residents, employees, or the public.
- Conduct safety inspections and train maintenance staff on safety and emergency procedures, including compliance with OSHA, EPA, and federal and state building and safety codes.
- Maintain weekly logs to ensure scheduled and preventive maintenance programs are enforced.
- Work with Community Administrators to ensure preventive maintenance is completed and documented at all properties, and review logs for discrepancies.
- Ensure facilities are maintained in a safe, clean, and orderly manner in compliance with agency standards.
- Attend assigned meetings and staff development activities.
- Maintain proper work-order procedures and related documentation, and perform quality-assurance inspections of completed work orders and vendor performance.
- Maintain and repair exterior grounds and landscaping using in-house staff or vendors.
- Maintain exceptional building and grounds curb appeal.
- Ensure the building is REAC-ready at all times.
- Provide after-hours, weekend, and holiday emergency coverage as needed.
- Brief new maintenance staff members on procedures, goals, and the community.
- Prepare the on-call schedule.
- Perform other assigned duties.
