Requirements
  • Bachelor's degree required, or a minimum of 5 years of industrial acquisitions experience, or an equivalent combination of education and experience.
  • Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, and governmental regulations.
  • Ability to write reports, business correspondence, and procedure manuals, and present information to managers, clients, customers, and the public.
  • Ability to apply probability, statistical inference, geometry, trigonometry, fractions, percentages, ratios, and proportions to practical situations.
  • Ability to solve practical problems involving concrete variables and interpret written, oral, diagrammatic, and schedule-based instructions.
  • Maintain confidentiality.
  • Willingness to travel extensively.
Responsibilities
  • Review and evaluate market data quarterly with the Senior Managing Director and recommend target acquisition markets and submarkets.
  • Source potential industrial real estate acquisitions and build relationships with competitors, brokers, management companies, developers, sellers, and data providers.
  • Travel extensively to source transactions and maintain a current pipeline of for-sale properties.
  • Prepare market analyses, financial assessments, and acquisition pro formas.
  • Supervise an assigned real estate analyst.
  • Negotiate with sellers or their representatives.
  • Assemble and manage the due diligence team.
  • Develop a business plan for the subject property with Property Operations and Asset Management.
  • Assist the Treasury Group in obtaining bridge or permanent financing.
  • Present acquisitions to the Investment Committee for internal approval.
  • When assigned a direct report, provide guidance and management oversight by setting tasks, approving travel, evaluating work product, and assisting with year-end performance evaluations.
  • Participate in national trade associations, including the Urban Land Institute and National Association of Industrial and Office Properties.
Desired Qualifications
  • Concentration in Finance or Real Estate.
  • Experience with Argus and Excel.
  • Understanding of financial analysis and modeling.
